Aarrgh -Nothing in 3yrs has delurked me until sheer frustration at our buyers!

2 days before exchange and they've pulled out, having delayed an extra month from original completion date.

Not only do I love my house, having spent 2yrs renovating it (link to pics below) so fierce house pride but their timing is awful given I'm already commuting 3.5hrs each way for my job relocation and we'll now likely lose our house we were ready to exchange on..but we're also now screwed in terms of location search as already submitted son's primary school applications!

Reason being; they felt pressured to buy. Odd that a seller would want their no chain buyer to exchange 6m after offer!!

(Slinks off to bath and wine - Utterly shattered at returning to market)

Happened to my friend, she put it straight back on the market and sold it the day after to a couple who had wanted the house but had been too late with an offer. It took a few extra weeks but they used the same solicitors so the searches were already there.

I'm so sorry. This happened to us too, it had been dragging on for 6 months by that time and they were pushing us to move out so we'd found a rental...then they pulled out due to 'change of circumstance'. Still makes me angry

Yeah I reckon they’ll re-offer with a slashed offer, the fuckers.

Best you can do is get it straight back out there and hope for the best.

A house I was buying found the owner sat in his lounge with absolutely nothing packed on exchange day when we pulled up in our removal van, declaring he had changed his mind, despite the money being deposited in his bank that morning, so legally it was my house and he was trespassing.
Much fun ensued being as it was 4.30 on a Friday evening.

Your house is bloody lovely, and I'm sure you'll find another buyer very soon. But that doesn't excuse Twatty McTwatfaces who have pulled out. To do it so close to completion is appalling, I really feel for you.

I am so sorry this has happened to you OP. We bought and sold last year and it was the most stressful year of my life. Every drama and hiccup that could happen happened. You have my total sympathy.

Hasn't your estate agent been on top of this - making sure things were progressing etc? Had they checked that they had the cash/had the mortgage agreed, were shelling out for searches etc?

We had the person we were buying off pull out a few days before exchange. After he knew we had already spent 1k on valuations and solicitors fees. He didn't like that the place he was going to wouldn't let him have laminate flooring! He bloody knew we were first time buyers and how much we spent. We then had to wait a few months before starting again as we didn't just have another 1k laying around for the next lot if fees. I feel your anger!

This is the problem with English house selling. You don’t sign a contract and handover a deposit. Exchange weeks:months after “offer” whilst spurious searches are done. This info should all be provided up front in a sellers pack and included in the contract of sale to be signed and handed over with the deposit within a set number of days of the offer. Or the house is not sold. Once they’ve signed contract and handed over deposit they are committed. We got stuffed in the uk by similar situation to the OP. Basically your house is not in anyway sold at all before it exchanges and completes sometimes months after initial offer. No other country does this. There are no benefits whatsoever to transacting in this way. Everyone loses and it’s so stressful.
