Aarrgh -Nothing in 3yrs has delurked me until sheer frustration at our buyers!

2 days before exchange and they've pulled out, having delayed an extra month from original completion date.

Not only do I love my house, having spent 2yrs renovating it (link to pics below) so fierce house pride but their timing is awful given I'm already commuting 3.5hrs each way for my job relocation and we'll now likely lose our house we were ready to exchange on..but we're also now screwed in terms of location search as already submitted son's primary school applications!

Reason being; they felt pressured to buy. Odd that a seller would want their no chain buyer to exchange 6m after offer!!

(Slinks off to bath and wine - Utterly shattered at returning to market)

Pampas grass won’t grow here because our winters are too cold - so I have to make do with inferior ornamental grasses.

I would have thought that its location would be problematic for families, Bellingham's lovely but most people would have jobs quite a distance away and in winter I'd imagine it gets cut off. Rotten luck with your purchaser, there are parts of the country where it's common to be black-mailed into substantial reductions just before exchange. Good luck with it.

Gorgeous house and surrounding areas, however if I bought it I would rip everything out - decor not to my taste. I think the kitchen could be amazing as it has a lovely shape. Not keen on the dining table in the living room area.

This thread has scared me! I can’t believe people really pull out so close to completion. We have only just started the process - buying and selling. Now I’m going to be a nervous wreck until we are actually in the new place!

I believe we may have seen this come up in our searches when lookiing, as we have horses . House nice could do a lot with it but no grazing was a no no for us. Shame I loved Bellingham.

I’m so sorry; the house buying system in the UK is absolutely shocking. We moved in March and in the end had to break our own lower chain and go into rented. Then waited and waited for the house we wanted and eventually realised the current owners didn’t really want to move so had a mad dash round at 20 weeks pg looking for any chain free house we could get into before the baby was born. I’ve learned to love our house - it’s not what I would have chosen if time had been on our side but I can live with it simply because I can’t stand the thought of buying another house and going through all that stress again!

It's gorgeous. I'd buy it in a heart beat if we sold ours. Sadly dh won't move from where we are.

High, it's listed in the memorandum of sale that goes out to all parties when offer is accepted.
One incentive not to pull any daft stunts as a buyer - seller knows where you live! Wink

When I sold my first house the buyer decided he wanted a £x reduction in price the day before exchange. The agent suggested the chain all shared the cost. I told the agent to tell him to jog on. Since he'd paid for a survey and his mortgage offer was about to expire, that was the end of the matter. What's wrong with people?

We nearly came to see your house a few weeks ago OP. We were thinking about a weekend place and Tarset is lovely.

Agree the system is bonkers and needs to change. Our seller pulled out 2 days before exchange (2 weeks before moving date) too. I was 8 months pregnant and technically about to be homeless, not to mention the £2k we lost on survey and fees just as I was going onto mat leave. Basically we had to choose a house from what was on the market at the time that could complete within a few weeks. So we bought this one, which we have never truly loved, opposite hers. I've tried giving her looks-that-could-kill but the old witch is still there, living and breathing and pissing me off.

This is what i like about Scotland house buying rules, are you make an offer it become legally binding, while you do not have to buy the house you do have to cover all the exspenses occuered by the other party when pulling out, it also stops people at the last moment deciding to drop there off just before exchange as instead of costing the sellers money and losing the chain it is only the buyer (or seller in some cases) pays the price if sale doesnt happen because of silly buggers.
