So we purchased a house 18 months ago...... it came with 2.5 parking spaces, both on our (one space is half in our boundary and half in next foors) the deeds are very vague about this space. Both our deeds

They really are CFs! You do need to protect your boundaries, so hope the solicitor appt is soon.

Please just tell the EAs now though. The NDN constantly elaying the meeting looks like they know exactly what they’re doing and hope that they can continue to ignore the prblems until the house is sold, at which point of course it’s no longer their problem and you’re buggered.

Stop being silly. Just call the EA.

Op I have had similar issues. I'm a solicitor. That means I've seen disputes damage people really badly. Because of this, I delayed, made excuses and tried to avoid confrontation for a long time.

Might the same apply to you?

OP, I can’t believe your new diagram! I thought your building would have a straight line along original house and extension and a small gap down the side between that and your boundary line, but no, wow, there’s no way with that layout they could possibly have been confused about their cheeky fuckery!

you can't both own it on your deeds. If its included in your deed map it is yours, it's not possible to register the same plot to two separate properties.

Permitted development rights for residential properties require you to be the landowner. If they constructed the extension on land not in their ownership then it would require planning permission. If necessary you could report them to the local council planning department if it has been constructed for less then 4 years.

I imagine both properties have X amount of space there. At some point someone has painted lines on it. These lines may have been agreed informally by a pair of owners in the past, but they’re not binding and it’s just paint. You could paint more lines dividing the space up even more,and it won’t change owneship of actual ground level ownership.

It’s a non-issue really, but I’d dig it up up to your border (as marked on your Deeds) and ensure the border is clearly demarcated.

I would throw the book at them over the back. The longer that extension stands, the more likely you are to losyour rights to your own land.

Re the extension. The NDNs need bold by your licitor that their extension encroaches on your property. Rathrthn demand they remove it you are prepared to grant them a Licence to Occupy for a peppercorn rental and their acknowledgment that the land is part of your property.
That way the integrity of your title is preserved and future generations can sort it further if they so wish.
