With to be shitty with the stylist and the real estate agent?

I have just paid nearly 9 Grand to have a stylist "do" my late mother's house prior to sale. She told us what furniture she wanted to keep, and what had to go into storage. I had to empty the place by myself and while doing so I noticed that under a cabinet, where the light hadn't reached the floor, it was about five shades lighter than the rest of the room. I sent photos to the agent and was assured that the stylist would sort it out.

Please see attached photos... Don't you think it sticks out like dog's balls? I would be embarrassed about this "solution" and would have put down a longer, bigger pot or something. How dare they say that it's "sorted"!!!

@CoffeeCupCake - exactly my point. It is obvious that this place has been styled and there is no logical reason why anyone would put a bathmat and a footstool in the bloody dining room. It would be better to just have it blank and explain the light thing. (Best scenario is to cover the bastard up with something SOLID - like a long, rectangular planter box - which would look good in my opinion)

The piece of furniture that was there was a very tacky 80's reproduction buffet - black lacquered melamine. That went to the dump and is NEVER coming back.

The light thing is a load of rot. The floor hasn't been done correctly and will need resurfacing. You're trying to find excuses, but ultimately you just want to cover it over and hope a buyer doesn't notice until it settles.

Fab house. Absolutely love it! That’s like my dream house - lots of light and inside/outside living.

But yeah - they need to plop something solid like a chest of drawers, side board, rectangle planter over the discoloured floor.

I think if it doesn´t sell within reasonable time for the area now, I would take it off and get the floor re-varnished.

No it isn't. Wood and lacquer do discolour in sunlight and if something has been covered, then it's not going to change colour.

Thank you soup dragon - as I said previously, the discoloured area downstairs has been exposed to sunlight for a couple of weeks and is now gone. It states clearly in the warranty that comes with the floor (still valid and being handed to the new owners) that the floor will get darker with sunlight because that's what lacquer does. (it is not the same as varnish)

The latest news is that the agent has just rung me from the house - it is 9am there. She was measuring up the area and was off to buy a low planter box (wish I'd thought of that - *sarcasm central). Once again I reiterated that this was an embarrassing example of lazy styling, poor communication and taking advantage of sellers who were geographically distant. I told her that I expect photos BEFORE people are shown through the house tonight.

I don't think it's reasonable to hide the defect in the floor and hope the buyers won't notice really.

It's fine to make sure it isn't visible in the photos but a little dishonest to not disclose it when selling. Any buyers would want to either restore the floor, so should be aware of the issue, especially as the house is otherwise well presented and at that price point.

It will show up - with a clear explanation of why it is lighter and how it will be rectified in any building reports. People always get independent building reports done here before buying a house.

I am shitty because the agent and stylist have been so happy to take my money and promise that this wouldn't be an issue and it's been a constant bloody issue.

That's very poor service from the stylist. She should have chosen a larger piece of furniture that completely covered the lighter patch.

What a house though. Only £587k in British money. Shock

Astrid- that's not the asking price. It's an ad with faux loan application with a random number unrelated to this property. I won't list the asking price because it's going to auction, but it is a lot more than the number you have quoted.

I had my septic tank emptied last week and the guy doing it pointed out a Black Widow spider on my tank hatch.
I live in Canada and it was fucking SNOWING at the time.

I had a look and couldn't even see a guide price, but it's going to be a 7 figure sum.
Hope it sells quickly and, while it's really fucking annoying that they've done a shitarse job of dealing with that blemish, hopefully the prospective buyers will understand that the floor will darken in time with the sunlight.

God the house market can be nuts can't it. It seems much crazier to me though, especially when I'm moving to an area where houses for $200 a week renting/$110k buying sit empty for 6 months because the market is just flat. That's one thing I love and hate about Aus, not only
Can you drive for 20 hours in a straight line and remain in the same state (south qld coast to mount isa anyone? Grin ) but the economy varies so so much depending on where you are! I can't imagine buying a house for in excess of $500k nevermind 1mil!!

The floor will darken, my low on light staircase in northern uk did, it was over a couple of years admittedly but it did. I would agree in Brisbane this will be much much quicker.

Hope things get sorted a bit and that the sale goes smoothly. My mother is probably going to need a stylist once she manages to get her Sydney house sufficiently cleared (some stuff definitely being shipped back to the UK where my sister and I have settled, other stuff we haven't been able to help sort out may end up being shipped so we can help!!). The ridiculous thing where she is, is that houses are bought, demolished and rebuilt - the people who would love to use it as is are often priced out. We really don't want to spend any more sorting it for sale than is realistic but it would be a shame not to attract someone who'd appreciate it. (Before you think, there's a reason why they demolish - this is a double brick bungalow with single brick high ceiling 2nd storey extension done 20 years ago, 6 beds. Will probably be replaced by concrete monstrosity if it does get torn down)

Astrid that was a median price for the area. If you look at the "recent sales" pics you quickly work out that this one is at a guess 1.5-2 x that. But auctions are the arbiter - very much more common to auction property in Australia and has been for a long time.

Couple decides to work 5 jobs between them and sell their nan to get a 3 bed with a pool anyway 🤷🏻‍♀️
