I know I probably am being unreasonable here but I need some help! Or maybe I'm just searching for the impossible..... Here goes.. . Can anybody find me a house? Rightmove is not throwing ANYTHING up, where am I going wrong?

Looking for a detached house with 1 acre of land (more is fine but no less or just 1 is fine!)

Within 25 miles of Brighton.

Minimum 3 beds.

Any decorative state considered, not fussy!

Budget 550k.

Does this exist or am I in dream land?

No idea about the area you are in but I'm an estate agent and my advice would be to contact local estate agents on a weekly basis. We have a mailing list and I rarely remember those who are on it, except those who are continually in contact. They do piss me off but I do remember them. Quite often I can match up a buyer before a property even hits the market. Just to get rid of them really 😁

Do you need the land for any particular purpose (eg animals) or are you jsut after a big garden?

This one has "access to a private paddock", whatever that actually means

This one has a huge garden (maybe not an acre, but you might be able to make more space by getting rid of one of the garages

Thank you very much for the replies. It needs to be land for animals, not a big garden and the land needs to be with the house not across road or similar. I know I need to get organised and contact estate agents but as I've got a 25 mile potential radius there are literally 1000s of them! Oh the joy. Thanks again and keep em coming!

Another large garden especially if you get rid of the summer house

This garden feels bigger than it is because it backs onto open countryside, if it was the feeling of space that you were after (and remember that you did say you didn't mind about decorative condition)

Here's 0.44 acre....

So you need somewhere fairly rural / edge of town, then? So there aren't covenants in place stopping you keeping animals, or neighbours to complain?

Ooh that would be perfect but we couldn't afford it as it would cost prob another 200k to build and our max is 550k all in. Need a lottery win maybe?!

Doesn't matter where really as far as I'm aware there are no restrictions for keeping animals on your own land? Ie ponies.

But yes rural / detached is what would prob suit best in terms of more likely to have land. Maybe our budget just isn't enough...

Maybe you could ask the council if you could live the in stables that are already on that plot Wink

You'd be surprised about convenants and restrictions - I once lived in a flat that specifically forbade me keeping chickens!

I have no particular knowledge (other than living in the south east!) but my first thought when I read your post was that it seemed like you were looking for a lot of land for the budget in that area.

Perhaps if you researched some of the slightly less expensive areas and asked a random selection of estate agents in those areas whether you're likely to get what you're looking for within your price range? Might give you a better idea of where to look?

I suspect YABU. I think you need an extra £200k or so for what you want.

Here's an acre but well over budget (if you were on Location, Location you would miraculously find the extra money)

6 acres! Probably more space (and definitely more money) than you need for your ponies

Basically, if you can get to £800k, you can have your pick of properties in that location suitable for ponies... Sad

Thanks so much everyone, it seems our budget is just not enough. Going to look into self build as I've seen some plots of land for for 300 - 450 and reckon 150 - 200k to build (?!) So that may work! Maybe I need a new thread on self build! Thanks again.
