Sick of seeing those 3 on every single house I look at, I'm disabled (mainly MH related) and I need to move but can't simply because of those Angry

@EssentialHummus Excuse me? I've been privately renting for 17 years. I have MS & Arthritis. I have NEVER missed a rent payment and ALWAYS left my homes in perfect condition - often better than found initially! NEVER a single complaint and ALWAYS a good reference.

Until recently I was in receipt of Housing Benefit due to my disabilities. How DARE you stereotype like that?

What are Disabled people meant to do?

@Hoppinggreen That doesn't add up! The claimants who fraudulently claimed the HB are the ones liable to repay it. Not your MIL.

It's massively unfortunate. I know someone who rents houses to students and if he couldn't find student lets would rent to DSS claimants he said about 50% of the time he had massive problems it would be ;eft in a state. TO be fair this might be in part because his houses weren't great quality so attracted people who didn't care about their living conditions.

I have a friend just like OP on disability allowance due to MH and has a cat (who does wonders for her MH). She had massive issues renting. She was finally able to find a lovely couple who rented her their flat (the one property) and she kept it in immaculate condition.

I do think we need a better solution for social housing. i.e. more social housing.

If all HB tenants were great it wouldnt be such a problem (our mortgage precludes it though and the 4 weeks in arrears would be an issue). BUT some tenants are bad, dont pay rent and trash the place. When you can eventually evict them you are unlikely to be able to claim any money back as they are tend not to earn loads of cash or potentially any at all. My experience with the DWP was awful - they took over 4 weeks to respond the first time when i tried to get HB paid directly to us, and werent helpful and the second time ignored me altogether.

so we are now 9k down and have no way of getting that back.

we dont normally allow pets - in the flat they arent allowed anyway. in our house she had one despite the contract saying she couldnt and let it poo in the back garden and never picked any up.

smokiing - again i wouldnt allow in the house. we dont smoke in ours. however much you clean/repaint it still stinks and would be unpleasant for further non smoking tenants

bad tenants tend to cause problems for the good ones i'm afraid. once you have been stung badly you try your best for it not to happen again
