Regarding rental price?

Hello everyone, long time lurker but first time poster here. Smile

I am a mature student studying languages. I have recently returned from my year abroad and am finalising my accommodation for next year. I am living with three other mature language students, one of whom is a very close friend. I know the other two less well, however we do socialise together and get on well. Due to us all being abroad last year, we were unable to view many houses and settled for a property with three big double bedrooms and one average sized single. Although we had all hoped for a double, I said that I would happily take the single if I could pay less rent. Stupidly we did not discuss the rent reduction again before all signing the contract separately when back in the UK. We are now due to move in in a few weeks and have started to discuss rental reduction. The mean cost is £97 a week. The other women have suggested that they pay £1.50 extra a week for the doubles, giving me a rent reduction of £4.50 a week. I am really not happy with this - there is a large discrepancy between the rooms and I would much rather pay the extra one fifty to have a double room. However, they think IABU and that I should be grateful for this reduction. I feel stuck - I don't want to fall out with these women but at the same time feel hurt that they expect me to have a smaller room without much rent reduction. So tell me Mumsnet, IABU?

You are completely in the right here and 102 to 82 is spot on. We did this at uni, one girl paid a lot more for one room that was an entire floor. I was on a budget so was much happier paying 80 pcm less for my double room with built in wardrobes.

Can you back out of the tenancy now?

They are taking the piss.
A long time ago we divided a house like this:
small single (really a box room) - 80
smallish double - 110
large double - 130

Or say you'll pay the £97 per week but that includes all bills? If they are going to be having boyfriends staying over then you'll be subbing them on the heating and water bills too. Not fair.

They are pisstaking cunts. Fuck not wanting to fall out with them, especially because they're going to move their boyfriends in and they won't pay extra rent for that. I'd consult the LL about pulling out. I would not move in with these bitches, they will make you miserable walking all over you. Twats.

If, as I have assumed, the total rent is £388 (4 * £97) then personally I would divide it up like this -

Double Room = £100
Single Room = £88

Does this sound more reasonable to you?

There are 7 bed spaces. Divide the rent into 7ths. They pay 2/7 per double room you pay 1/7
Personally I think that method is only fair if there are actually 7 people living in the property.

In this situation that would work out at -
Single Room = £55
Double Room = £110

Personally I don't think that is fair.

Please don't bow to the pressure. Use the argument about the boyfriends and utilities and you subbing that too.

Thanks for all of your advice, I've told them that paying £2/3 a week less is unreasonable considering they will all have bigger beds and more space, we'll have to see how it goes!
