30 day sale of house deadline

We're buying a house which a company is selling. They have given us 30 days to complete. We're first time buyers. Has anyone had experience of this? We're about ten days in and due to "go to offer" in about 4 days. I feel very anxious. If we don't complete by this time will they just sell it to someone else? It just feels as if everything is going slow.

How long will the council take to do the searches?

We've been told to allow ten working days!

As to whether they will pull out if you can't complete within 30 days - I'd think it would depend on how far along the process you actually were by then.

For example, if your mortgage offer was finalised, searches done, contracts prepared etc. they would be mad to pull out & have to take time to find a new buyer and wait for all of those same processes to happen again for the new buyers.

Thanks, we would just hate to get so far along for them to pull out! Dp thinks they would be mad to do so also but I feel like I'm kissing goodbye to the house already!

It will be 30 days from receipt of contracts not from date of offer.
Check very carefully any reservation form you sign.
It's achievable but you need to find a solicitor quickly and call in to their office with your ID and money for searches asap. Be proactive and don't wait to be asked for things.
Also don't listen to estate agent waffle, they will just tell you what you want to hear. Call solicitor every other day if they haven't updated you in that time. Keep communicating with the Seller if you can.
It's a tight timescale but you can do it.
If it gets to 31 or 32 days and you are about to exchange with a quick completion date, no sensible Seller will pull the plug.

Thank you. On the memorandum of sale it's 30 days from the offer! We've instructed a solicitor and sent off everything we need to for now. I've been calling every few days, I'm sure I'm annoying them!

I did it in 5 weeks but that was under no pressure from anyone. My conveyancer was a friend and dealt with everything the second it landed on her desk. I should think that if both parties are quick off the mark, it's doable.

They aren't going to pull out and have to start again for the sake of a few days though.

30 days is quite short...we bought a new build and they wanted everything to go through in 6 weeks and it took 7 in the end due to a mixture of a search taking longer and their solicitors twatting around. At the same time moaning at us for not completing in 6...

My DH wanted to pull out as they were being arsey, but I bypassed our solicitor, went straight to theirs and told them to stop fucking about.. I warned them if we pulled out now they would have to remarket the house and it would be a minimum of 6 weeks before they got any money off anyone, or they could just wait the extra week and to sort out what was keeping them their end
