To think that these vendors are utter twunts?

I don't think IABU but wanted to vent and ask advice.

Completed on our new house yesterday. Was in London for work so went there today to find that before moving out the vendors have dragged all their old mattresses into the garden (along with some - now smashed - glass items) and set fire to them. I would post pics but I am not clever enough...

I started cleaning up all the other shit they left behind and realized that there was an entire fireplace missing. It's a funky modern ish gas fire thing and I clearly remember it and liked it. Despite ticking the "leaving gas fire" box on the SPIF form they have removed it and replastered the fucking wall. Have just gone back through the estate agents info and the SPIF from the solicitor and there was no mention of them taking it.

I was willing to overlook the massive turd upstairs in the bathroom as an aberration, but I really think they didn't like us! Grin

Anyway I have photographed everything and emailed the solicitor and I know I have legal redress, but AIBU to feel aggrieved that I have to share a planet with these utter cunts? I mean seriously, who does this? I know it's a first world problem and I am lucky to have a house and legs etc, but c'mon - it's really very twattish, no?

I expect like us you'll find the cost of suing them is about the same as just getting stuff fixed. I posted up thread about some of the problems we had when we moved in but I'd forgotten the live wires in the bathroom where they'd ripped out a light fitting and just taped the wires together Hmm Plus the other issues they'd covered up.

Our solicitors were also useless. Which I rememeber when a) anyone asks b) we're considering who to use for all our other legal work (ie anyone else).

Thanks for the messages! DH managed to fix the bulb fittings last night with the MN potato/carrot trick so we have light! It's MN-1, Twunts-0.... Wink

The cleaners will be in this week and I have also called Rentokil (am more worried about fleas than bedbugs, but they will come and exterminate everything).

Nothing from the solicitor yesterday - she is a good conveyancer but seems a bit like a bunny in the headlights with this issue. Her only comment yesterday was "oh my God - what a nightmare!" Er, yes it is... Hmm I probably need a litigator but I am waiting for DH to get a quote for clearing the garden of its charred remains and getting a skip for the rest of their shit first. Twunts have technically agreed to pay for that (notwithstanding their "use it for your next bonfire" comment) so I want to give them a chance to tell me to FO/not bother to pay first.

It has taken the shine off the new house for me - every time I go there I just get upset. This thread is very helpful though - thank you all.

DH just mentioned in passing that he managed to electrocute himself while sorting out the sodding bastard lights. He didn't shut off the power before he stuck the potato in, the silly bugger. (DIY not his strong suit). He said he was fine once he stopped shaking... Shock Erm, A&E? Can they do anything? lobotomy?

Feels like we have bought Amity bloody ville!

So sorry to hear about this YoungGirl.

Unfortunately, it is limited what your conveyancer can do. Obviously anything in the contract is legally binding (that includes the Fixtures and Fittings), but other than put into writing your complaint to the other solicitor, and for that solicitor to put into writing to their client (your vendor), there is little redress. It might be that the vendor will put right/compensate you once they receive a letter from their solicitor, but if they don't, your only avenue then would be the small claims court and it would be unlikely that your conveyancer would be able to help with that.

Sometimes it's handy to have a skip about the place. While its a cost and a hassle that you haven't forecast it's a useful opportunity to save yourselves the trouble of multiple visits to the dump in the coming months. If you are planning to get rid of carpets and lino or remove crappy built in furniture then now's the time to blitz the place.

Then, it's time to call in a few favours with friends [preferably childless but you might find a willing helper who just wants a good excuse to escape the terrible 2's for a day] with a ton of white paint and some beers/pizzas/bbq.

Seriously - once the place has a coat of white paint, even if it's on top of woodchip which you plan to remove at some point, it will look and feel a whole lot better.

Do get that gas fire checked for safety soon.

Small claims is relatively straightforward - it's actually designed for people to use without lawyers and the fees are not much, so don't be put off pursuing the vendors by the thought that that may be the only way.

I must admit the potato electrocution did make me chuckle. Obviously not until well after I had determined DH was unharmed. Wink

We are getting all of the gas stuff including the boiler checked by a British Gas engineer - so many of these things have actually been done maliciously that I just want to be safe. (Or as safe as it's possible to be with a gopping pile of twisted metal and glass in the garden!)

I have gone away with work for a few days so I have left DH with a list of orders stuff to do. The cleaners will have been before I get back so I am hoping that I will feel a bit more fluffy towards Amityville after I get back.

I did buy a bird table from the RSPB today for the garden which has cheered me up a bit. My reasoning was that the wee birdies needed somewhere to land without slicing their feet open. DH said my priorities were "interesting" which I am taking as a compliment Grin

we bought off an owner who had rented it out. it was filthy. previous tennent had allowed lodger to burn and bleach a three foot circle in the second bedroom carpet and there was engine grease all over the paintwork. there was orange something growing in the shower and dust you could hoover your name in under the bed. I should have been warned by the state of the place not to marry him! he is now an ex.

Happy ending for anyone interested....vendor has agreed to pay our handyman to sort out the remaining bits of crap (but let's see if they pay up ) Much more importantly, we just got a BFP!! So with a bit of luck, there will be a tiny terror running around trashing the place before too long Smile
