To think that these vendors are utter twunts?

I don't think IABU but wanted to vent and ask advice.

Completed on our new house yesterday. Was in London for work so went there today to find that before moving out the vendors have dragged all their old mattresses into the garden (along with some - now smashed - glass items) and set fire to them. I would post pics but I am not clever enough...

I started cleaning up all the other shit they left behind and realized that there was an entire fireplace missing. It's a funky modern ish gas fire thing and I clearly remember it and liked it. Despite ticking the "leaving gas fire" box on the SPIF form they have removed it and replastered the fucking wall. Have just gone back through the estate agents info and the SPIF from the solicitor and there was no mention of them taking it.

I was willing to overlook the massive turd upstairs in the bathroom as an aberration, but I really think they didn't like us! Grin

Anyway I have photographed everything and emailed the solicitor and I know I have legal redress, but AIBU to feel aggrieved that I have to share a planet with these utter cunts? I mean seriously, who does this? I know it's a first world problem and I am lucky to have a house and legs etc, but c'mon - it's really very twattish, no?

We used to have a light fitting that would explode the bulb and spit it out but keep the metal twisty part.
We always used half a potato to get it out. Jam it right in and give it a twist. Comes right out.

As an aside they will NOT be able to prove it's not theirs as YOU CANNOT DNA POO.

You can DNA poo. There are cells which slough off during the pooing. Lots of other DNA in there from food and it is very difficult and prone to contamination. But can be done.

We bought a flat that was a filthy tip. We knew from the EA that the vendor was going back to his home country right after the sale. We specified that the flat must be clear of all his stuff and rubbish before completion, but I suspected that he wouldn't do it.
So I told the EA that early on the morning of completion, I.e. before handing the money over, that I wanted to see the flat, to make sure it was clear - I was not going to pay someone else to take his junk away.
Sure enough, he had left a manky old sofa and sundry other junk and rubbish, thinking Muggins would get rid of it. He had another think. Completion was slightly delayed until he got someone to take it all away, apparently moaning like hell about the cost.
Later found that he had buggered off back to his country of origin leaving a stack of unpaid bills.

Call bullshit on the fireplace. The estate agent would still have the paper copies of the adverts plus the paperwork would have been specific in saying what was remaining and what wasn't. And they had better have gas certificates etc. Bill them. Take them to the proverbial cleaners that you have literally now had to hire.

It seems incredulous, given all the horror stories on this thread, that property law doesn't protect buyers from this. EA's take a sizeable fee - surely this should be a part of their job - i.e. They should inspect the property before huge amounts of cash are transferred?

Hard to do in a chain - you won't be out until the last min so not much chance for anyone to come and inspect as all your boxes and furniture will still be there.

OP this should really be solicitor to solicitor - it's simple and factual. Fire place was included as per contract. It's not there. Contract days left clean. It's not. Photos. Contract says have to make electitcals safe and walls made good if remove fittings. They haven't.

Get two quotes and solicitor can go hardball.

However if they are anything like the solicitor I used in my house sale (fucking useless like a wet blanket) and my EA (amazing) I can see why you're dealing with the EA!

When we bought our current house the sitting room had a lovely wooden floor and the vendor had a big rug down. All very nice.

On moving day went into the sitting room to find the floor was wooden round the edge with a massive hardboard, rug shaped area in the middle.

In the end the EA agreed to pay for a new floor as they had advertised it as having a wooden floor and they hadn’t peeked under the rug to check. Apparently they now check under all rugs before agreeing the selling details! Grin

Thanks all - I am dealing with my solicitor but the response I had came direct from the vendors. So I assume they have not instructed their solicitor to deal with the problems from their end. I have just informed our solicitor about the light fittings issue, but all she seems to be doing is shuttling my emails forwards to the vendors' solicitors. Nobody will give me the vendors' contact details, probably because they know I would hire a van and drive round there with the pile of mattress springs and broken glass and dump it on THEIR lawn. ("Just use it as the base for your next bonfire, twunts").

Hope solicters sort it out

Agree should have 10% withheld from all houses till new owners inspect

Ours was tame compared to yours

Stole the light bulbs - and loo paper

Removed /stole the bathroom cabinet on wall and shower curtain

Took curtain pole from spare bedroom


But in return left

Hideous red/gold cork tiles on wall - which even worse dh and I left them there for another few months Blush

Countless kitchen cupboard doors in loft

Also in loft Whole passenger /driver car seat / Christ knows how they got it up through the loft hatch in the first place

Brown curtains left in sitting room


People are weird !!!!

Has your solicitor given you a quote for handling this matter, or confirmed it is within the fees you paid for the purchase?

They must ADVISE you, not just act as a post box, but there will be a cost associated with this. However in theory your costs are recoverable from the vendors and the solicitors should be warning the vendors of this in their communications.

You need to put pressure on the solicitors to do the job properly and if you are not satisfied that they are adding enough value, escalate to a manager/partner at the firm.

With a case like this you need to keep the pressure on.

If you haven't already replied to the vendors you should simply say " Thank you for your email. Our solicitors, [x firm, contact details] are instructed to deal with this matter, I am forwarding this to them. Please contact our solicitors directly in future. "

( I am a solicitor, though not a conveyancer).

Sorry to possibly make things worse but I would consider the comment above about bedbugs seriously if the place was filthy. Really odd to burn mattresses.
If they had untreated pets, then the house will be live within days with fleas as eggs hatch [took two weeks at our place]
If you are in the fortunate position to not have moved in as yet, then in your shoes I would take the precaution of pre-emptively calling in Rentokil as soon as the cleaners have been in, and having the place sprayed. It costs about £100-120 for two sprays 10 days apart or so.

I am Shock at this!

Our house - they'd had the central heating all redone; once their furniture was our we found the holes in the carpets where the radiators used to be. When we stripped the (painted over I don't know how many times) wallpaper we found they'd filled any holes with newspaper. They also painted around furniture and apparently let their cats piss in a corner for so long that the floorboards had rotten away. They also took all the washing machine hoses, shower attachment and the toilet was so shit stained that nothing got it cleaned.

I really do hate people at times.

Unfortunately I had sent the tax disc back the previous day. I just binned the letter and didn't bother texting etc.

Nice big £1,000 fine for them then for not notifying the DVLA of their change of address. Might sharpen their minds next time.

Fucking hell! Blatantly place marking to see what they come back with. We moved 18 months ago and the vendor was lovely, little old lady who had to sell her much loved family home. Unfortunately her sentimental value didn't match up to the bodge jobs that have been done everywhere and we are having to pay loads to get it all fixed and sorted out. But that's nothing on this scale. Luckily our gardens are the parts that are in the best condition.

It's so gutting when a home purchase turns to shit. It's your home not just a house and people can be proper dicks. I'd think about the advice of channeling through your solicitor and billing the vendor for the time so you can concentrate on making the best of your new home.
