If I ring and shout at my estate agent

Our house has been on the market for 4 weeks today, and in that time, not only have I had no viewers, but I haven't heard a peep from the agent. Not one phone call or email. It is up on right move and zoopla but that's it....not sure whether this is normal?

Are you sure your house is realistically priced? We're buying right now and there are plenty of houses that are very ambitiously priced - we tend to just move on from those.

Are the photos good? Do they "sell" the best aspects of the house?
What about the price - are you asking too much?
Any major negatives, unfinished work et?

I would say it's at the top end, but I bought in 2007 so I'm losing money on it as it is. There are plenty of similar, similarly priced houses around though. I am prepared to reduce, but not just yet. Tbh more annoyed that estate agents seem to have got me to sign on the dotted line and then vanished into the ether.

Could you post a link and we could say if there's anything obviously wrong?

Par for the course - from long and bitter experience I can tell you that estate agents do the absolute minimum possible - heaven knows why as their income is dependent on sales!

Does your agent have it in their window, in the local paper?

Did you set the price? did your agent suggest a lower price?

When does the contract end?

Have you tried calling and pushing them for reasons? They can call up buyers they know are looking to see if they want to view, they can then gather feedback for you as to why they don't view. Although if the market is slow and there is a lot of similar homes for sale it will be tougher. Prices are well over 2007 levels here so it must be a slower market.

Why would you shout at the agents? Why don't you speak to them and see if they feel anything can be done to generate more interest.

If your house is priced and presented well on Rightmove etc, it should sell itself. Estate agents don't really have hoards of buyers on 'their books' anymore, the market has moved on. They really aren't worth the money and you're better off going with a fully online agent like House Simple, especially if you can do your own viewings.

I set the price, but it's only £5k above the estate agents idea, I've agreed to reduce it by that £5k after 8 weeks.

You need to price realistically for your area. If there are similar properties available in your area, for less, they are going to get the viewings.

Buyers use Find a Property's value estimator and Halifax's property value calculator to cross-reference how realistic a price is... Have you checked these yourselves?

My experience is that if the agent thinks is over priced, they won't bother trying to push it as they don't think its worth the effort.

no viewers means, I'm afraid, too pricey. Remember everyone can see what you paid for it and will know your problem about buying at the peak.

Sorry, meant cross reference with the Zoopla value estimator. If it's inaccurate you can email Zoopla with your estate agent appraisals and they may amend their online valuation

What do you think the shouting will achieve with someone you want to promote your property? however tempting

And the Halifax one calculates the increase in value over certain dates for a particular region

Our estate agent did have a list of buyers looking for similar houses, had 6 viewings 2 days after listing, it sold that day. I would recommend going for a small independent agent, and letting them set the price.

Unfortunately it doesn't matter how much you will lose or when you bought the house, I know you can't help it either.

Your house will only sell for whatever somebody is willing to pay for it, irrespective of anything else.
My ils have just moved to be near us from Blackpool, they lost thousands and ended up having to have a small mortgage in their 70's after having paid it off once.

Losing money from 2007 to now means you are in an area similar to mine and if you priced up at £5k over estate agents people just won't look at all, there are so many properties for sale that the even slightly overpriced ones can just forget it. People expect to offer way below the asking price as it is and when there are plenty of lower priced equivalent property there is no point bothering with one where the owner is after that much more.

I think estate agents tend to over value properties to encourage you to sign up with them, and the fact you have gone 5k over that, suggests to me that it is over priced.
