To think the layout of this house (especially downstairs) is a bit odd?

The hall leads straight into the kitchen, and the stairs are in the kitchen so all the cooking smells will go upstairs. I'm surprised that in a house of this size there isn't a 'central' hall that has lots of doors leading into all the rooms. There is no family bathroom, 4 en suites and a downstairs loo. And I wouldn't have put the internal door to the garage in the study, I would've put it in the utility room myself.

Is it an old house that has had rooms added? Apart from that, yes, very unusual. I like unusual though, so wouldn't discount it if it was interesting...

I think that's fine tbh. Kitchen heart of the house, and you don't really need a family bathroom everyone just uses their own attached to bedroom. Guests use loo only downstairs as very few take showers unless actually staying when they can presumably use an ensuite attached

No it's not an old house. It was built by the current owners a couple of years ago.

So anyone, any visitor, needing the loo needs to go into someone's bedroom? That's a bit odd.
And I presume a wall is missing downstairs. The noise rather than the smell might be more of an issue. Washing machine/dishwasher etc.

Nah. In my mind it was a kindof Welsh Longhouse which had been extended and tweaked. I liked the one in my imagination.

That one is too... sleek.

Agree about the door from garage to utility making more sense. But then the utility would have 4 doors. Presumably they don't want a door from living room to study (ruin the use of the living room) so you can only access it via the utility.

I don't like the stairs in the kitchen, I like to be able to close off the kitchen especially if you're cooking something smelly (she says living in a 1 bed flat with an open plan living space)

The dining room/gym made me chuckle too :o especially when you see the photo of it, bookcases look a bit out of place in a gym!

I love the huge rooms but the layout would drive me insane. The thought of a toddler having an ensuite gives me nightmares..

Its a really odd house. New builds always seem to have too many bathrooms. One family bathroom, two fewer ensuites and theyd have been able to fit the study upstairs. Utility could have been bigger then, and that staircase is in am odd location.

Its really quite characterless, and the outside is lacking windows, especially as the brick and the tiles are practocally the same colour.

I do love the living room though (not the decor but the space/fire/windows).

Do you think maybe they bought the plot already with planning permission but didn't like the lay out inside so tweaked it a bit, maybe to maximise the frontage of rooms that look out onto the garden?

That layout is daft. To get to the study you need to go through the utility and garage! Nope, a nice big hall with the rooms coming off would have been much nicer. And I don't see why each bedroom needs it own bathroom.

I really like it, I'd change the stairs though, I don't like the glass, and wouldn't have a gym, I'd have a dining room.
I like that the guests use the downstairs loo and the kids would all have their own bathroom.

It's a layout I wouldn't be surprised at if it had been built by one of these arsing building companies because they haven't got a clue.

But to plan your own house like this seems odd. The upstairs is fine if you've an en suite fetish but the downstairs doesn't work. Why is there an odd small space to the left of the staircase for a start? It's not very functional in it's layout.

I have a bit of a houseplan thing might have 5 huge books of plans from pre-internet days and I've come across some right strange layouts in the past.

My DH is a builder and works on a lot of bat shit crazy house layouts like that now. Something to do with current building regs.

My colleagues' house is 3 bedroom, all en-suite, but the en-suites are all almost the same size as the bedroom, and there's no house bathroom. The house would make so much more sense as a 4 bed, one of them en-suite, and a family bathroom.
