to think I shouldn't have to climb up a big bloody ladder

and fix the roof of my rented house?

The gutter has been leaking badly, onto the top of the storm porch, which in heavy rain forms a curtain of water which we have to run through, just to leave the house. I highlighted this four months ago, it's finally been fixed today by the grump who manages the property, and he's sent me a message that if it happens again he'll give me some sealant! Am I being unreasonable to think that perhaps my arse won't be climbing any bloody ladders, thanks very much?

Ask him for the risk assessment, and ask if you are insured to work off a ladder above first floor, if he says yes he is lying.

Very poor standard of care to property, tenant and owner, this person is not doing his job, he is failing to manage the property properly, as a quick visit from a trade person could easily fix it.

Please put in an email the issue and that you have informed them of the problem, this will protect you from being held responsible, for any damage, as sometimes tenants do not let property managers know when there is a problem, and get blamed for subsequent damage.

Ooo love it! I haven't replied yet but have records about how long I've been asking for this and other things to be fixed. The owner is v nice, but overseas and this is her colleague who apparently has several properties of his own. And presumably pissed off tenants.
