- neighbour should have told us about their planning application?

Just found out, by chance, that our next-door neighbour has applied for planning permission to build a 2 storey extension and garage.

I rather think they could have mentioned that to us! Just going to have a look at what details I can find from the council now. A touch concerned.

Scroobius i think all builders live in a world of their own!

Ours was convinced he's been on our job for a couple of months whereas in reality it was 26 months and involved him swanning off onto another 'small' job for nearly 12 months.

Neadless to say he is no longer our friend!

Look up the "Access To Neighbouring Land Act", as their builders will probably need to access yours, and your neighbours must ask for your permission and explain exactly what they will be doing on your land eg putting up scaffolding etc. All rubbish must be cleared away and any damage done put right at neighbour's/builder's expense. Some try to just come onto your land without your permission, but without a court order that neighbour would have to pay for, that is illegal. Do you own a wall or fence on your neighbour's side, if so you will have to take it down to give them access if required.

Most of the above will be covered by the Party Wall Agreement anyway.

The Access Act is quite difficult to use, it's hardly ever invoked.
