To think it's fine to have 2 bathrooms & a downstairs loo in a 4 bed house?

We currently live in a 3 bedroom house that has one bathroom. We are in the process of extending the house & we will get a new ensuite bathroom plus a downstairs loo. So we will have 3 loos in total. I think it's normal to have an ensuite for a master bedroom and a downstairs loo seems the usual thing these days too, but my dh thinks otherwise & keeps saying why do we need 3 loos?! He thinks we should ditch the loo & ensuite & have bigger /more bedrooms instead.

Ohh. My favouritest house is opposite and it has a loo on the first floor, an ensuite on the second plus a WC in the hall and a family bathroom on the top floor. Bliss.

We have 4 bedrooms - family bathroom, ensuite shower room and loo, another loo downstairs. Pretty standard these days I would've thought Smile

Trillian - Mine smell like buttercups and I'm immune to the children's poo smells! Actually the sheer size of ds1's poo is so astounding I would happily leave it on display in the downstairs toilet as a centre piece for discussion with guests.

Well at the very least he should agree to arrange the plumbing to allow for an ensuite to be added in the future.

Obviously you aren't moving now but long term an ensuite can only be of benefit.

sleeves tell your DH that it is not only fine but derirable to have 2 bathrooms and a downstairs loo in a 4 bed house. I would have 2 bathrooms in a 2-bed house if I had the choice.

And since you have no intentions of moving you are not thinking baout adding value but about having the house that you *want to live in. And that house has more than one bathroom!

Run up and down stairs a few times an hour with a toilet training toddler and you soon see the benefits of a downstairs loo Hmm

Yup, another one here with the same combo - 4-bed house, family bathroom, ensuite and downstairs loo. It's pretty standard.

There are 5 of us here and we still seem to end up with queues for the facilities, even with 3 loos!!

It's so nice having a dc-free bathroom - theirs is full of bath toys, toothpaste stains and discarded pants, and our ensuite is ....mmmmmm.....lovely!

A 5 bedroomed house without an en suite is bit rubbish imo. Go for it. I love ours -was a godsend the time I had norovirus.....

I hate en-suites but most people don't so I guess it's a good iead.

We have a bathroom and a separate shower-room upstairs alongside four bedrooms, and a downstairs loo. There are never queues in our house, even though there have been seven of us.

To be honest if you don't have an ensuite then you should make your family bathroom as large possible

I live in a 4 bed house with family bathroom, en-suite and downstairs toilet. Pretty standard now. I wouldn't have bought my house if it only had one bathroom even if it had an extra bedroom.

A 5 bed house would most likely be bought by a couple with 3-4 children. Imagine the queue for the bathroom on a morning!!!

I personally wouldn't buy a 4 bed house without a downstairs loo and it would have to be a pretty impressive bathroom for me not to want an ensuite.

No way should you let your DH do away with the downstairs loo. If you have children they are extremely useful and almost a necessity these days. I don't even like having a holiday home with only one bathroom but I might have been scarred various incidents over the years with the DC.

Since it doesn't sound like your DH will be swayed by the idea that the en suite makes a house more attractive to buyers if you aren't intending to sell. So what about a compromise. If your current bathroom is small and pokey is there any way of increasing the size of that and doing away with the ensuite and increasing the size of some of the other bedrooms too? Depends on the layout of your house I suppose but it would be better than having a pokey little bathroom in a huge house.

We are in the US and have four bedrooms and four full bathrooms - this is considered completely standard. Lots of people here seem to have more bathrooms than bedrooms - now that might be a bit OTT!

I am Envy at the thought of your extra bathroom & downstairs loo.

I have a 4 bedroom, 1 bathroom house with 2 teenaged DSs & I spend a lot of time hammering on the bathroom door in the mornings.

You should insist on the en suite!

Would not want a downstairs loo. Might even take it out if there was one. They are for toddlers and OAPs. Don't get them at all.

I'm not very keen on en suites, because they are restricted in use to just whoever uses the master bedroom (and they limit how you can use the house too - our children have the largest rooms as they have more stuff and spend far more time there, it would be a waste of space for us to have the biggest room) but having two bathrooms is handy, I'd be more inclined (if possible) to put a really nice shower into your current small bathroom and have a really nice bathroom that everyone can use.

The downstairs loo is a bit of a no brainer for me, unless your extension is configured so that it takes space you really need. But really it depends on what you as a family need. Would an extra bedroom be used? Are the current rooms cramped? I'd go for living space over bathroom space personally (so long as you get two loos that is) because it will make more of a difference to your life.
