Afternoon tea in the SE

Does anyone have any recommendations for an afternoon tea in the south east with the following requirements:
Manor house or luxury old hotel type surroundings (not a tea room or cafe sort)
more savoury options than just sandwiches
relatively step free/accessible for someone unsteady on their feet!
Feel like I’m searching for a needle in a haystack. My siblings and I take mum a few times a year, just looking for any further recommendations. We’d like to go somewhere we haven’t been before. Thanks for any suggestions that come, I feel like I’ve looked at too many now and they’re all blending in to one 😂

Hanbury Manor in Hertford is nice and has step free access. They have afternoon tea but I also think they will do bar menu too. They’re also accommodating and it’s a beautiful setting.

Pennyhill Park in Surrey was fabulous the other day

South Lodge or Leonardslee House, both just south of Horsham. Or Alexander House in Turner’s Hill. All really lovely.

Pennyhill Park in Surrey was fabulous the other day

PennyHill park is my favourite place ! Alfriston Hotel in East Sussex is fabulous.

Thanks for the suggestions - some new ones I’ve not heard of, brilliant! We’ve done PHP a few times over the years as it’s so nearby to us, it really is incredibly beautiful there I do agree 😊
I’ll have a look at the other suggestions, much appreciated everyone.

The Millstream at Bosham near Chichester.

Second Alexander House. Also Ashdown Park Hotel although I can't remember how accessible it is.
