Is £100k realistic for a Victorian terrace refresh in SW London?

Good morning,

We are thinking about refreshing/renovating our house (Victorian terrace).
The back and loft extensions are already done so it wouldn’t include any structural work.

Do you think £100k is realistic for

• re-painting everywhere, including woodwork / kitchen unit doors etc.
• re-doing 2 small bathrooms (same floorplan but new floor tiles and new shower).
• adding a few spotlights and built-in wardrobes.
• replacing 2 Velux windows
• new shed and new fence for back garden

Any insight would be greatly appreciated!
We are in SW London so higher end of the price range for trades I imagine.

Easily enough. £350 a day for a decorator. Bit higher for electrician. £5k per bathroom tops. Rest should be under £20k unless you’re going very luxe on wardrobe or shed!

I dont think its enough - it is £75k for us to do a loft conversion and we got that price due to a quote from last year. We were quoted an extortionate amount to have our shed replaced

I’m south east and I’d mentally cost that at about £50k. I could be underestimating and London might make a difference but I do think £100k ought to be enough of a buffer to cover it.

But £5k for a bathroom as per a pp is definitely not enough - more like £10k for a small bathroom

Built in wardrobes can cost an absolute bomb so could easily eat up a large chunk of your budget. Suggest you use Ikea carcasses/interior fittings (Pax or Platsa) and then get joiner to make an in fill frame and fronts for them. We did this and works well.

Bathroom is only new floor tiling and shower though, so £5k should cover. Although if you have £100k to play with, it makes sense to fully update bathrooms.

Ah yes if everything else stays the same. Although wall tiles will presumably need redoing if the shower is replaced.

I think if you don't feel comfortable to do anything yourself then, yes, more than enough. That's £5k top to us. (Velux and spots signed off would be the only trades people).

Just in case people have missed it as two posters have already helpfully commented on quotes for extensions, the OP said that they've done all their extending and this includes no structural work.

OP, we've just come back from Wickes who quoted 10.6k for a reasonably budget and definitely very small bathroom (bath with shower above, glass panel, tiling, no flooring, new lights, new extractor fan, no flooring as we'll sort the floor ourselves).

We’re in north London and just having a bathroom done and some decorating so I can share some recent figures.

• re-painting everywhere, including woodwork / kitchen unit doors etc. - to give an idea we’ve been quoted £2.4k for our hallway - front door up two floors to loft - walls and ceilings, skirting boards and exterior doorframes, but not banisters. Often kitchen doors are resprayed rather than painted and I think that’s a couple of grand from a friend who had them done a few years ago - maybe more now.
• re-doing 2 small bathrooms (same floorplan but new floor tiles and new shower) - if redoing sanitaryware and floor and tiles but leaving layout the same, i would think it would be about £7.5-12.5k each bathroom. (We’ve spent £17k, but moved walls and changed windows from two one so a lot of work.)
• adding a few spotlights and built-in wardrobes. I guess the question is whether new spotlights require new wiring and whether that requires replastering anywhere. Built in wardrobes - you dont say how many, but I would think around £500-1.5k each based on what we paid a few years ago
• replacing 2 Velux windows
• new shed and new fence for back garden - new shed it depends if you mean literally a basic shed and can put it on the existing concrete or whether you are talking more of a home office and / or need a new base. A new shed wouldn’t be a huge amount - a few hundred based on our getting one a few years ago, but a friend got a home office recently and that was more like £10-20k.

Not sure that helps much, but thought I’d share recent prices we’ve had given we’re going through some of this at the moment.
On bathrooms, sheds, etc, it really depends on spec youre going for - you can do it quite cheaply or spend a fortune!

Bathrooms I think will be at least 10k, based on what I read above.
Garden shed will be a basic shed to replace the one we have so should be on the lower end of the budget.
Built in wardrobes: would be 2-3 only, not especially large and standard shape and we won’t do it if too costly - but I note the tip about ikea wardrobes + some custom casing.
