Garden office... prices / suggestions.

We're thinking of getting a garden room at the bottom of our garden, needs to have a loo installed in it. I've had a look at lots of websites but they all seem to need me to sign up for a quote and I'm not quite up to speaking to a salesman yet.

Would anyone mind sharing what they paid, recently, and any pros / cons and anything that should be essential.

We're in London if that makes a difference with pricing (which I am sure it will).

We paid £20k at the start of covid. No toilet though. My dh has used it as his office every day since so it has been worth it.

I know someone who has a Hup! Office.

Cost about £35k because £7k was plumbing for the loo.

Do you really need a loo?! Maybe if you are a childminder or something yes, but if just an office…

I suppose more of a nice to have as we don't have a downstairs loo.

Ours was about £30k in 2024, no bathroom but it has underfloor heating. Regretting the lack of air con.

I paid 11.5k last year inc base, installation and electricity. Mine is more of a thick log cabin with floor and roof insulation. I work in it all year round with an oil filled radiator in the winter.

Ours was about £20k and has air con but no toilet. I’d make sure you insulate it thoroughly and also allow for heat. As we’ve discovered with ours in high temperatures, the panels start to move apart due to dry heat inside and humidity outside. We’re putting up UV blinds outside now to combat this as the wall facing the direct sun now has gaps between panels!

The cost and feasibility of the toilet will depend on where the foul sewer runs at your property. If it's near your proposed office location then all well and good. If, like my house, it runs under the front garden then quite possibly having a toilet would be a non-starter.

Put in a Samsung windfree air con unit, cost around £2.5k heats & cools, game changer.

Ours is 4mtr by 3mtr, data cabled, electric consumer unit, led spotlights, we opted for carpet tiles rather than wooden floor, due to office chairs etc. We paid just over £1k for concrete base, double skinned insulated garden room, special glass to stop sun in summer and retain heat in winter. We paid just over £12k. from Superior Garden Buildings, Norfolk/Suffolk boarder. They can build anything you want. Would highly recommend them, we don’t have any connection to them other than being a customer. I expect the rates would have increased, as we purchased in 2021 and building materials costs have increased greatly. Ours did not require PP. adding a loo, will be much more expensive though. It would probably be cheaper to add a second loo in under stairs cupboard I would have thought.

I believe that if you have plumbing you’ll need full planning permission for it; if not, it can be ‘permitted development’ subject to size restrictions depending on how far it is from your boundary.

I used Booths Garden studios. Highly recommend, no salesmen, the prices are on the website. I chose a 10x8 QCB for an art studio and I think it was around £15k 3 years ago. It’s installed on ground screws so no base required. I was able to fit a large table to work on and a sofa and a bookcase. I didn’t get aircon but if you had to use it every day I would do that.
