2 equally sized bedrooms or one big and one small

Configuring the layout of our new house with the future in mind (in terms of both living in and also future proofing for selling).

Our house will have 3 bedrooms a master suite, and then two double bedrooms, one will be for our daughter and the other will be a guest room.

We have the option to make the two double rooms any length we want, so the decision is do we make our daughter's room bigger and have a small guest bedroom (room for a standard double bed and fitted wardrobes and two side tables, walking space around one side of the bed), or do we make them both the same size so that each room is a decent double room?

Mostly wondering about resale value.

I suspect that most buyers would be looking for both to be good doubles if overall square footage allows. Not everyone will be seeing the third room as a guest room or office and would be very happy with good and even sized rooms for both of their kids, for example. Others might want the guest room to double as an office so appreciate the space for furniture for both purposes.

A guest room nowadays should IMO always have a king size bed! I’d certainly make two good sized rooms.
Our 4 bed house used to have a very good sized double, and a small single at the back. Dh moved the separating stud wall years ago, to make the smaller room that big bigger. It was quite a simple operation and the smaller room is now much more useful.

2 decent size rooms IMO. Families with 2dc would be glad to avoid the "who gets the bigger room" squabble.

It looks like you're constrained by the width of the space for the rooms and, I presume, where the doors can go, then. Is the full bank of wardrobes essential for the guest room or will you be using them for storing out of season clothes, bedding etc?
