What would you offer on an offers over 290k house.

Hi all,

seen a similar thread and thought to start my own. The house is a reno project and has been on the market since February. House two doors down was on offer for offers over 280k and is now sold stc.

We are going to view it again and hopefully make an offer.

I hate offers over. What is it worth to you? I certainly wouldn’t offer over.

If it’s a reno project i would offer under not over.

It was previously on for offers over 300k and they had an offer close to what it’s listed now but declined. Apparently there’s 4 siblings so all have to agree. I think it’s worth around 275k given two doors down was listed for 280k

Then offer £275K and see what happens. Some people still aren’t being realistic about pricing.

Depends how much you really want it. But, personally, I’d offer under rather than over, sellers often have an overinflated idea of the value & the market isn’t great at the moment with everyone tightening their belts.

What’s the market like and how much do you want it? Our house was offers around £750k in a quick moving market with multiple offers on the table. We paid £820k and are very happy with that.

It's not totally relevant what 2 doors down is worth. Yours might have a newer roof, newer boiler, a larger garden, higher spec fittings etc.

My friend offered 90k over asking. It was offers over £420k. Her bid wasnt the highest and went to an offer of £110k more. NUTS!

They now want a quick sale as it’s been on the market since February with only 1 offer who they refused at the time. No one is in the property as the lady passed away. A lot of the houses in the area have been getting reduced!
