Would this idea work, house wise?

Hi there
Trying to decide what to do house wise. 2 adults, 8 year old and 6 year old boys. Currently upstairs we have 2 decent sized bedrooms, one teeny 3rd bedroom and one bathroom (plus toilet downstairs). Loft conversion is husband's office with big computer and his gym equipment. Clothes are dried in our front room.

We could either a) borrow more on mortgage to add an extension which would allow a 2nd bathroom, utility room, and bigger bedroom for son. This would be tight money rise and obv interest rates likely to rise
Or b) build a 2 room, insulated garden office so one room could be used to dry clothes and other for husband's office. Turn teeny bedroom into a 2nd bathroom and move son into loft conversion room.

The 2nd option is obviously alot cheaper than the first but is it a crazy idea? Tell me reasons why if so, or alternatively tell me it's a good idea if you agree. Thankyou!

Or...can husband not go into the box room with his massive computer and then the gym? That way, the needs of all members of the family are met without huge expense (apart from the space to do lunges while on Teams calls).

I’d go for option 2. A garden room could also be a great place for DC to hang out when they are older if you plan it carefully.

This. Just make the 3rd bedroom into an office and put son upstairs. Dry the washing in the garden from March/April till Oct/Nov.

So your dh gets all that space upstairs while you stress over how to solve the bedroom crisis in your house?! What a dick!

I was about to say the same thing. Why does your husband get the biggest space just for sitting at a desk working?

Could you at least not dry the clothes up there? They won’t talk over him on a Teams call and he can use a fake background.
