Any landlords NOT selling?

After reading the thread about how landlords are selling up in droves due to the changes coming in and feeling thoroughly anxious and depressed, I wonder if there any landlords on here not selling up.

I have a lovely flat and live in constant fear of the landlord deciding to sell.

Help me feel a bit more hopeful thanks !!

I’m not. Tenants have all been good so far, it’s very much a ‘starter’ flat so no one stays more than 2 years and, as it stands now, I have a large financial cushion so don’t see there being any circumstances where I will NEED to evict urgently / sell etc.

I am happy to wait until next tenants leave then review and if that’s not for ages then that’s a result too!

The people selling are the amateur landlords, most of whom shouldn't have been in the market anyway. The professionals, with a portfolio of different properties, see it as a business and will be buying and selling as they need. On the estate where I live there a lot of BTL properties, now coming up to 12 years old, I expect the landlords to sell as they become vacant, rather than replace kitchens and boilers etc. They don't want to be trapped with increasing maintenance bills, when there is a ready supply of new build houses and flats available.

My LL isn’t but he has a large portfolio and even owns the building my lettings agency are in! It just seems very small Lls are selling up or those who are hitting retirement age and can’t be bothered.

Surely that's a conflict of interest!

I have sold one but it needed rewiring so major work.
The other I have put on fully managed to make sure it’s is compliant.

We’re not yet. 2 flats (former converted shop and flat above). No mortgage, long term tenants and EPC’s are ok. Plan will be to sell within the next 5 years.

no as the capital gains will be too much. Aint willing to cough up.

my tenants have been served notice as they’ve been hit and miss with rent for the past 7 months.

im handling the house over to local authority which has a leasing scheme and guaranteed rent.

My landlord is selling next spring, this was on the cards way before the new reforms. All the landlords selling up is likely going to make us homeless as will decrease supply. We have debts, and pets, so will struggle. There’s going to be thousands of prospective tenants way above us with good credit scores and no pets. We have a good salary between us and a good 18 year reference from our landlord, but that’s it.

I’m selling. I gave notice a few weeks ago. I wasn’t going to but all this talk of landlords selling up got me thinking and I realised it’s a terrible investment and I’d be better with money in the bank. It’s never really made a lot of money although value has gone up. Particularly since all the tax changes and regulation creep it’s become something I subsidise and worry about all the time - I’ve had a number of maintenance issues. My property was my former home and I’ve always cared for it as if it were still my own home - I moved for work and always thought I would go back. It will likely go to a first time buyer and good luck to them.

We have 3 rental properties (mortgage free) with no plans to sell.

2 of them have lovely long term tenants in them (5 year plus), and cause us no issues whatsoever.

The other property has a tenant who has wrecked the place, the house is a filthy shithole and her deposit will be a drop in the ocean towards sorting it out if she ever leaves. The only good thing about her is that she pays the rent on time and hasn't had the brass neck to ask us to replace stuff like e.g. the wooden floors that are wrecked from her 3 'well behaved' dogs pissing all over them. At this point as long as she carries on paying the rent we will keep her as long as she will stay, because the house honestly can't get much worse and it's going to cost us a fortune when she's gone, whether that's now or in however many years time.

DH and I have 3 rental properties - might sell one - mainly due to cost of making it EPC compliant when the minimum band changes. We'll keep the other 2 - one in particular as there would be huge capital gains tax to pay

@Illjusthavethebreadsticks , the only reason we are not selling our properties right now is that it is not a very good market to sell in. Our aim is to sell them all within the next 5/10 years. We were self employed and they were our pension, now we’re going to take a massive financial hit by selling but the legislation has become onerous. I’m furious at the landlords who treated their tenants badly, of course something needed to be done about them but that has not been the aim in my opinion which has been to force small landlords out and replace them with big corporations.
We genuinely served our tenants to the very best of our ability for over 30 years, we live very locally to all our properties and if tenants have issues we aim to be at the property to sort them that day or the next, my husband is going to one of our properties this morning because a tenant has reported an issue with the heating and water. If he can’t sort it we will immediately arrange for a plumber to visit as soon as they are available.
I think small landlords like us will become increasingly rare and what properties are available to rent will be controlled by big corporations who will never be able to provide the personal service we have prided ourselves on because the feeling of pride, of having discharged ones duties in an honourable fashion will be entirely absent from the profit driven organisations. Rents will likely increase too I believe, small landlords are in competition with each other for good tenants and often negotiate on asking prices for rents; no need for the big corporations to do this if the majority of local properties are owned by one massive group.
I’m sorry my response is not more optimistic but there is only one winner in this situation and it’s not the small landlords or their tenants.

I'm not, I have a long term tenant who pays on time and keeps it reasonably well. I probably will when he leaves.
