Hi everyone,
Just putting some feelers out to see if anyone – or someone you know – might be interested in a mutual exchange.

I’m currently living in a lovely modern new-build housing association maisonette (moved in June 2025) in the Blackheath/Lewisham area. The property is in excellent condition and includes:

• Two spacious bedrooms (one with built-in storage)
• A utility room and downstairs W/C
• A large living room
• A modern, newly fitted kitchen
• A generous private balcony
• Excellent soundproofing and friendly neighbours
• Just a 10-minute walk to Lewisham Station (DLR & National Rail)
• Close to Greenwich, Blackheath Village, and Lewisham town centre

There’s absolutely nothing wrong with the property – I just need a bit more space as I work from home and run a growing business. I’m also open to a fresh start in a new area.

I’m ideally looking to swap for a 2+ bedroom house (housing association or council), but would also consider a well-kept or spacious maisonette. This could really suit someone looking to downsize into a newer build with less upkeep.

I know there are websites like House Exchange and HomeSwapper, but sometimes word of mouth or simply spreading the word locally can help – so I thought I’d post here too.

Your maisonette sounds lovely — new build, Blackheath/Lewisham, near the DLR. That's a really desirable location so you should get interest.

A couple of thoughts:

You're right to list everywhere.House Exchange and HomeSwapper are the established ones but also try homeswapping.co.uk ( homeswapping.co.uk/ ) — it's newer but they've got a match percentage feature that shows how compatible each listing is with what you're looking for, which saves a lot of time filtering through unsuitable matches. They're doing free premium access at the moment so you get the full feature set. Worth having your listing on all three plus Facebook groups.

The 2-bed maisonette to house challenge:** You're essentially asking someone to swap a house for a maisonette. The people most likely to bite are:

• Older people in a house who don't need a garden anymore and want something modern and low-maintenance
• Someone who wants to be closer to central London — Blackheath/Lewisham is a brilliant location
• People whose kids have left and they're paying bedroom tax on spare rooms in a house

Working from home angle: In your listing, mention that the second bedroom works perfectly as a home office. That's a selling point to the right person.

Consider a chain: If you can't find a direct swap, a 3-way chain might work. Someone in a house wants to move to a different area, someone in that area wants your maisonette location. It's more complex but opens up many more options.

Your listing description is great — you've sold the positives well. I'd add:

• Council tax band
• Monthly rent (downsizers will compare)
• Whether pets are allowed
• EPC rating if it's good (new builds usually are)
