Air BNB Check out times.

So much moaning about checkout times! We have several Air BNBs and the checkout unless arranged otherwise is 10am, because check in (again unless arranged otherwise) is 3pm.

We get more requests for early checkin than we do for late check out and always try and accommodate, but if we have a fast turn around and the housekeeper is booked and ready to go we can’t really be flexible all the time.

So today’s weekend guests should have been out at 10. We have a ring doorbell, and there were still no signs of life at 11:30 so I messaged and said that as we didn’t have any guests immediately they are welcome to stay till later and enjoy the property for an additional fee of £100. (Property is £450 a night.)

They eventually left at 12:30. 😡 It’s cheeky.

Did they pay?
I saw a lady on TikTok who had late leavers, no agreement, they just didn’t leave, and it left her only and hour to clean/change beds for the next guests. So inconsiderate! I’ve never even considered checking out late, it’s in the T’s & C’s when I book. If you aren’t happy with it -just don’t book fgs!

I think 10am is too early if it's a self contained property. I used to Airbnb my spare room and check out was 10 but for my self contained Airbnb I do 11. 4 hours is plenty time to changeover.

10 am is too early. People need to have showers and breakfast and clean up after themselves. 11 is appropriate and what most hotels do. This kind of thing really puts me off air BnB

Yup 10am is too early and is a reason people chose hotels over Airbnb, I’m SO over airbnbs charging hotel prices but offering a much worse service. It’s very, very entitled. 11am is reasonable, it does not take 4 hours to clean a property

I must admit I always find it strange that so many are complaining about early check out.

We pack the night before, get up at 7.30-8am, breakfast, one person takes rubbish out, the other does the dishes, last bits from the fridge into the cool box and everything into the car.

By 9.30-10 we are on the road.

Saying that, we often drive 6-8 hours back home so I prefer being home at a reasonable time or we have something planned on the way back.

I am more miffed about long lists of things to do like stripping beds. Rubbish, dishes noot in the dishwasher - that's the norm.

If the guests thought 10 was too early, they shouldn’t have booked the room, or should have asked for late check out ahead of their stay. They were late because they either didn’t bother to check the checkout time, or didn’t care. Either way, it’s extremely inconsiderate, and I would be leaving them a negative review on Air BnB.

If you need more time to eat, shower, clean up, what have you, you need to wake up earlier, or if you’ve overslept, contact your host. You can’t just fail to communicate and stay as long as you like.

I have an air BNB it's 11am checkout and 4pm check in, always happy to accommodate earlier or later if I can

I don't ask my guests to do anything at all so it does actually take 4 hours easily to turnaround my property. I do it alone and so there's all the rubbish to deal with, washing up, two king size bed changes, thorough bathroom clean, empty and clean fridge and microwave, coffee machine etc. hoover everywhere, fresh towels. Clean and hoover sofas, chairs etc. I pick vases of flowers for all my guests, that takes 30 mins.

I have to be very focused if the current guests depart at 11am and new guests arrive promptly at 4pm. I'm very flexible if I can be. I love my job and want all the guests to be very happy.

I think it's cheeky of them, they know the deal. 10 am is plenty of time to check out. We always go for breakfast or mid morning coffee after check out. If I can get my massive tent, all the sleeping bags self inflating mats, camping chairs and tables, stove, pots, clothes for my family packed up and wedges into my car by 10am then surely someone can bung a dishwasher on, empty a bin and pack their suitcase by then. For those saying they don't want to get up early, I bet you'd get up at 3am for a flight to somewhere in the sun.

For Airbnb I think it makes sense to reiterate check out time the day before. I've always found hosts very reasonable in letting us know we can leave later if they don't have an immediate check in. I do think 11am or later is more civilised though or the last day of your holiday has to start really early.

I've let people stay till 1pm before and allowed people to check in at 1pm if I can accommodate

10 am check out is pretty standard if you are renting a holiday cottage- rather than a caravan/lodge on a park or a single room in an hotel or b&b.

We rent a holiday home and get asked for late departure/ early arrival- it’s a pain!
How long do you think it takes to turn round a 3 bed, 2 bathrooms full sized house and garden? Guests expect house, garden and pool to be absolutely spotless- everything has to be clean and polished, oven, fridges, all the glassware ect ect. It takes the 2 of us every minute of time between 10 and 4 to get through it.
And no, guests are not asked to clean before they leave.

Not the point of the thread but have never checked to see if there is a ring door bell on properties I've rented. Is this in the spec? Not sure how I feel about this.

People will try it on, the culture enabled and supported by the kind of behaviour that took place in Downing Street in 2020. I would not be charging only £100, I'd charge for an extra night, and make it clear at the time of booking.

Unfortunately denying such people any self catering accomodation again is non-enforceable, and I bet Air BnB would not be interested in doing so were it the case.

I do check out at 11. Only once in 5 years and over 550 stays have people left late.

Ours a both one bed places though.

We stay in cottages several times per year. Check out is usually 10am. We leave the property as we found it. Clean kitchen, bathrooms, floor hoovered. Never an issue.

We have several Air BNBs

in an area you can charge £450 a night. I pity the poor locals who can't afford to buy a home as they've all been hoovered up by people wanting to run multiple holiday lets.

How can people think it doesn't take 4 hours to clean? It's not a quick whip round with a hoover, it's a deep clean/ oven clean every single time. All furniture pulled out, windows cleaned, outdoor furniture washed down. Garden weeded, pots watered. If they have left a real mess it can take even longer, when you have to clean a carpet or upholstery.

I was really shocked at that part of the OP. She was monitoring her guests on the doorbell! That’s really not on unless it’s made very clear on the listing.

By all means have doorbell cameras for security, but spying on them like that is just awful.

If I’d received a message that made me aware of that I’d be leaving a strongly worded negative review to warn others.
