House viewings…

Hello,

Just to get me some perspective, when you last sold your house, how many people booked viewings and were no shows? This seems to keep happening to us and it’s stressing me out as I’m wasting so much time cleaning and dragging my four year old around with me only for them not to turn up.

Our house has been up for sale for two months-ish and so far we’ve had loads of people simply not turn up. The estate agent say they email in the morning but it keeps happening. I just want to know if it’s common or an issue specifically to us that I need to investigate further.

It happens but, if I was you, I would definitely talk to the Agent about dropping the price and boosting the marketing…

Their marketing has been good (I think? I don’t really know what to expect!), they made a nice promotional video, but I don’t know about the price. We’ve been talking about it today, others nearby are smaller than ours but higher priced, however they haven’t sold either (came on the market after ours). There are loads of houses for sale locally and I don’t really know what to do.

I’ll talk to the estate agent about next steps.

I think your EA needs to do a better job of vetting prospective buyers and also scheduling people to view in blocks. So everyone comes Saturday between 2-4pm and they confirm with people they are still attending if it’s been a few days since they booked in. I’d expect a certain degree of no shows, but I don’t think it’s the marketing materials or the price or the photos. It sounds like if you’re getting lots of no shows, they aren’t serious or your EA isn’t being assertive enough in both confirming but also arranging them to come at a convenient time.

I feel like I’ve bent over backwards to allow viewings, I’ve never refused one and have caused chaos with my kid getting ready for them. It’s so disheartening when people cancel half and hour beforehand or just don’t turn up. And we haven’t had much feedback either, we’ve had either nothing, two where they gave us solid reasons and a few where they said they were going to put in offers and then never did. Just checked and house has been on the market 3 months. I don’t get it at all!

We have a 2 year old and a 5 year old so I get how much of a pain it is keeping the house spotless while trying to sell!

I’ve not had no shows yet but I have had 2 who didn’t give feedback either.

Agent not vetting prospective buyers well enough. The market is at a standstill at the moment and I think EAs are just pleased if anyone comes through their door.

We haven’t been offered these viewings blocks, they’re just as and when. I may ask but I also want to sell the house so I want to be accommodating! No shows are awful, I can’t believe how rude and insensitive people are.
