Solicitor fees for conveyancing, reasonable?

For a friend 🤭 but first time buyer, mid ‘terrace’ bungalow outside Southampton, £254,000.

He’s been quoted £2550 in solicitor fees. Does that seem okay? I assume the location, age and type of property comes into play?

I can’t recall our fees, 18 years ago, so no idea. I sort of felt that seemed okay, can anyone advise?

Thanks. I want to help this young person I work with.

Is that just the solicitor's fee plus vat or does it include the cost of searches, registration etc (disbursements)? Buying a house is one of the biggest purchases and decisions that you ever make, I would be getting a range of quotes and looking at reviews or getting personal recommendations. You want a really good firm who do a professional, proper and thorough job. Mumsnet has regular posts about rubbish conveyancing and issues that come up post completion. Choosing wisely on your purchase solicitor is a must.

LastTwoBraincellsFightingFor3rdPlace · 04/04/2025 13:03

That seems expensive to me. I paid £1,926 (VAT included) for our legal fees on our mid terraced house. I thought that was steep enough!

UrinalCake · 04/04/2025 13:10

On the dearer side, but it also depends what you're getting. Is it an actual firm of solicitors, or conveyancers? They're not the same thing. As a pp said, does it include searches? Some purchases require more of these than others, it might be the property.

Andithoughtiwasspecial · 19/12/2025 09:05

Completely depends on what is being offered in return for the fee. A bentley and a bus are both means of transport but....

WildCountry · 19/12/2025 14:44

I paid an all in fee of just over £1000 for a house worth £150k but that was over ten years ago.
