Mutual housing exchange

We are currently in a 2 bedroom housing association property and have found a 3 bedroom property to swap with.
we have only been in our current home for 9 months after swapping to a 2 bedroom flat to this house.
My only issue to exchange is the 3 bedroom needs work! The garden is just mud, the decorating isn’t the best. The positives are it’s next to my sons primary school and closer to high school for my eldest when he starts this year and we are gaining an extra bedroom and cheaper rent.

just would like other people’s opinions on if you would exchange to a property that needed work but you wouldn’t have the money to do it straight away?
my garden is the big issue as decorating can be done, but gardens cost at lot 😭

Where I am (London) it's impossible to exchange from a 2 bed to a 3 bed so I'd definitely go for it! I've had to buy my council flat and then wait to sell it on the open market, so I could buy a 3 bed, which was the only way I was able to get a bigger property without moving out.

You will need the extra bedroom as the dcs get older and decorating and gardening can be done with DIY skills and a bit of effort (your eldest is old enough to help out).

Yeah 100% get your point. I would just hate to get in it and think what have I done or be out of my depth with work.
But I know things wont happen overnight and I would need a 3 bed soon anyways!
