How long does completion take? (FTB, chain free)

My solicitor seems to have received all docs as of today (previously were awaiting few things). Not got to paying deposit step and haven’t had any discussions about exchange or setting completion date yet.
Solicitor ignored when I ask for rough time estimate of how much longer process will take

I’m so on the fence of whether I should rent for another month or simply stay in an Airbnb for shorter time in case it only takes another few weeks (is that too hopeful?)

Have you done all the searches?
If you are paying some / all cash has it been fully fraud checked

How long has the process been so far since your offer was accepted

Watch out
Lots of people will be rushing to beat the stamp duty hike so your solicitor could be very busy and so could the sellers side too.
If you want a completion date soon I’d tell him/ her and not accept them just ignoring you. You are their client ! Set a date yourself.

The average ( assuming you don’t need a lot of fraud checks ) is 12/16 weeks from acceptance of offer when it’s not too busy. But as I said, it is at the moment

is the property vacant?

fwiw my chain free house took around 5 months. Solicitors seemed to work at a snail pace

It took us three months from having our offer accepted to completion. We had no chain as we were first time buyers and the sellers had a house lined up already.

The entire process was easy for us, but I appreciate that it isn’t the norm!

I was extremely lucky that I was staying with a friend having sold and my flat was vacant and mine went through in 5 weeks
Previous property was on a mine being filled that was a lot longer
Searches can take a while and it's likely that you complete and exchange on the same day.
