It doesn't need "staging". It's very clear what the house is like. Removing a few stuffed toys isn't going to change anything.

it isn't the stuffed toys - they are grand. It is the multiple bottles around the bath, the unopened boxes of stuff in the dining room - actually the entire dining room has stuff in it that doesn't do it justice, ditto the clothes on an airing rack in the study and all the stuff left around. Estate agents should do their job and advise their clients on what to do before the photos are taken - otherwise what is the point of them??

If I were putting my house on the market tomorrow and photos were about to be taken, I wouldn't have it the way it is right now. There is nothing wrong with the way it is right now but I'd put away our coats, get rid of the piles of books on the side table, put away the photos and cards etc on my mantelpiece and kitchen windowsill. And I'd expect whoever I hired to sell the house (especially if my house were on the market for over a million) to tell me how to maximise interest.

There's a lot of doing up and I'd rip out the jacuzzi (sorry Julie) but really it's just painting and flooring and updating the furniture a bit. I really like it.

And you think removing a few bottles etc is going to change anything about a great house that clearly needs updating?

Some houses need to be tarted up to sell, this isn't one of them.

Lots of you guessed correctly. It's Julie Goodyears house. It's quite fabulous isn't it. Love it when a house reflects someone's personality. Not to many people's taste I shouldn't think but bet (Bet!) she's loved it. I'm curious as to what the things on the sofa are? They look like balloons?

No,it isn't quite fabulous, it's horrible, sorry Julie! I don't like anything about it apart from the out houses where dh could keep all his crap.

The house has a lovely warm, welcoming feel to it. A much loved family home.

I don't get that at all from the pictures and I love a bit of non grey clutter usually.
