House moving - what would you do?

We sold our house, found a new one and have been getting everything ready to move out next month.

We just found out we cannot get a mortgage on the house we were buying - we've got a 60% deposit, decent salaries but the valuer will not recommend the house for mortgaging.

So... we have 4 weeks till our move date for us and our buyer. We have a few options.

  1. Move into a rental property for 6 months and look for somewhere else to buy
  2. Stick everything in storage and go AirBnB until we find somewhere
  3. Pull out of our sale and stay where we are until we find a house we want to buy

There are complications that make this not an easy decision.

a) DH works 3 hours away from our current home, which is why we are moving. The travel is killing him, and me. A rental property closer to his work would be good.
b) our current house was our 'forever home' is unique, amazing, and is a real wrench moving away from it - so a rental property is going to be hard to stomach moving away from here
c) we have two dogs, so our rental options are limited

We're so stressed out, and don't know what the right thing to do is.

If you really want to move, keep your sale and go into a rental.

I’d go for the rental, if you can find one that will allow the dogs.

I would move into a rental. Haven't rules changed so that landlords cannot disallow pets?

Three hours commute is insane unless you mean 1.5 hours x 2?

Go for a rental definitely. I wouldn't lose your sale over this, you may regret it.

I agree the rental will be hard to stomach and won't be ideal and finding one that accepts dogs may be harder, but you need to just remind yourself that its just for a short period of time and literally just a 'stop gap' while you find your new 'forever home'. And if you can find one that cuts down that crazy commuting time then it will have a positive impact on your life in that way and make it not feel so bad.

I'd go into rented as it will be much easier to buy the next place if you're not in a chain.

Rental. Means you're not moving from your forever home to your new home, but from somewhere you don't want to be. Should make the transition easier. Also gives you the opportunity to get familiar with new area, and it may open up new possibilities of where you'd be happy to live.

Explore how easy it would be to get a rental with your dogs in the area closer to your husband's work. If it looks doubtful, pull the sale, it'll sell again. Airbnb will be expensive and sometimes limited to length of stay. It's not ideal for your husband's work life but at least temporarily you still have a good roof over your head while you find somewhere else to buy rather than being impulsive.
