Selling House

Hi
So I finally plucked up the courage to put my house on the market at the beginning of this month (September) Downsizing from a large detached 4 bed. (Devon)

I have found somewhere I want to buy. (3 bed semi) I’m on my own, no mortgage.

I am using a local independent estate agent. I have had 3 viewings so far, 2 have houses to sell, the other nothing to sell need a small mortgage.

The estate agent selling the house I want to buy contacted me this week. The owners have taken it off the market, and to contact EA when in a position to buy.

I can understand their frustration. Cleaning/staging the house for a viewing when buyers are not proceedable is annoying.
What are your experiences of selling recently.

It’s very slow in our area. But to a few months ago it was the norm to not allow viewing unless people were procedable.

We recently sold our house in just under three weeks, I'm in Cork City and decent housing that's in excellent condition and ready to live in is like gold dust.

Our house has taken 9 months to sell and 2 sales have fallen through. We've had lots of people doing viewings who have no intention to buy, with a newborn and a dog it was a lot of work to sort the house, so we told the estate agents to be stricter on who they booked in for viewings.
