Rutland, Market Harborough or somewhere else

Hello,

Looking for recommendations of somewhere to relocate to from the South East. We have been considering Rutland as I had family there and remember it being lovely.

  • ideally access to a nice town with facilities/good shops/restaurants etc
  • thriving equestrian community as we have horses
  • my DD is currently homed due to SEN but ideally access to suitable senior schools (independent or state) I know this might be a push
  • train to London a couple of times a week for work
We don't have a big budget as we really want to keep the mortgage small (£500k for a 2/3 bed) Would these areas fit? Anywhere else we should consider? Thank you!

What about Stamford? My ds has friends who live there (they went to secondary together).

It's a lovely town. (I live about 30 mins South in a horsey village but it wouldn't meet your requirements - not easy access to nice town).

stamford and oakham both meet your requirements, watch that they both require a change at peterborough for the london train

Oundle or surrounding villages; 25 minute drive to Peterborough Station; nice little town with monthly farmers' market and some nice indie shops. Oundle School has poor SEN provision but the state senior school is doing well now with significant investment in recent years.

Rutland is beautiful. Have a look a little bit further out towards Somerby, Knossington and Cold Overton, they’re very horsey. It only takes 10-15mins to get into Oakham for the train/shops so you wouldn’t be completely cut off.

Hey - Grew up between Oundle and Stamford and have horses.

Recommend anywhere in the area around here.

For being near train stick to near Market Harborough so south of Uppingham or towards Oundle Stamford way for Peterborough. Super easy Im on KGX platform in 1 hr 10 from my front door here.

Hillier in Rutland area. Uppingham is a nice town, Oakham too but as its bigger its less beautiful and quaint and more practical. North of Stamford nice too and cheaper, maybe take train from Grantham.

Great Horse Community everywhere tbh, Cottesmore Hunt, Milton Hunt, Belvoir (if your thing). Burghley down the road. Second Cold Overton, Somerby etc being fabulous for riding. Also around Oundle, Welland Valley between Oundle and Uppingham, other side of Uppingham towards Market Harborough. All have lovely villages. North of Stamford great horse country too. TBH you wont go wrong. If I had to give top area its probably Rutland, Lecicestershire. Northants close second.

Good schools, Oundle would be the most competitive one def not for SEN child. Im sure Oakham, Stamford and Uppingham better.
