Renting for first time

I've never rented so I know nothing, but my son and his gf are about to move in together.

Can you please tell me things that are not obvious that need consideration?

Thank you! Tried googling but ended up being overwhelmed.

Make sure their deposit is protected by the landlord. Take photos of the gas and electric meter when they in. Also take photos of any possible problem areas ( damp/black mould etc) in case of any problems further down the line x
