Renting and checks

Hi All. Planning to move. Renting currently always have dien for 16 years. We have been in this house for 6 years and now need to move.

But before we go through the process as we think things might have changed and I have gone down a rabbit hole with Google.

Our credit score isn't great. But no CCjs or defaults etc. Up to date with credit card payments etc. And high salary. Can afford the rent in question as its the same as we pay now.

When doing credit checks. Can the estate agents/referencing agencies see our actual credit score. Or is it to check Identity and if we have defaults/ccjs?

I'm sorry I have absolutely no idea. But could you offer to pay x months in advance??

I don't know for sure, but I don't think they're allowed to see your credit score - isn't this personal data which they wouldn't be entitled to under GDPR?

They would definitely see if you had CCJs or other markers on your file.

Your credit score doesn’t exist, it’s generated by each individual company and the ones sold by Equifax etc are “indicative”, although they’re indicative of nothing much. Ranking changes so much by credit provider.

They can usually just see CCJs/bankrupticies, rather than your actual credit file. That’s what individual lenders see when you apply - your actual file, summarised into a score by each system. When you appeal, they can see the details of the score and your actual report. Before that; nobody really reviews it unless you are referred to underwriters. At no point can anyone see, or try to see, a made up credit score. They all generate their own.

Ok. Thank you everyone!!

Yes we can pay some extra upfront. Although would prefer not too!

No ccjs or anything like that! So hopefully be OK.

Thanks again
