New build homes questions - specifically Bellway

Hi - posting here for traffic - we are considering buying a bellway home but can we go in with an offer or do we have to pay the asking price (first time buyers), they seem to be offering a few deals too - are they worth it and do you still get them if you offer less? If anyone has any inside knowledge or advice on how we approach it we would be very grateful!

Depends where they are in the build. If it’s near the start, probably norm but if it’s in the last phase and they want to shift the remaining houses, it’s worth a try. You could try for getting them to pay stamp duty. They might offer upgrades to worktops or carpets (if they provide them). They might offer landscaping. Asking costs you nothing and ftb is a good position to be in.

We found that they were unwilling to shift from the asking price but were willing to add in extras like turf, legal fees etc.

I bought a new build. Offered less than the asking price, which they declined. They DID accept the asking price.

It's worth an ask - all they can say is no, but it would be up to Bellway if they accept it.

If the value is less than the price, you have some room for negotiation. Almost 30 years ago, our new Bellway home was valued at 2k less than the asking price, so we got that off (on the condition we didn’t say anything to the people who had already bought)
