Do I need a builder or an architect?

Looking at a single storey extension but will be part wraparound, side return infill, move kitchen from front to back of house and add bathroom, utility etc

At least that’s the plan - can a builder do that for me or do I need an architect to come up with a better plan?

anyone had building recently and any idea of costs?

Is it permitted development or is planning required?

For the latter you will need drawings submitted, I'd get an architect as it sounds a rather involved build.

As for costs. Impossible to say as you haven't said what you want to build, fittings, materials, could be anywhere from 5k to 50 million.

I'd personally go with an architect - or use a design and build firm that does both.

Prices - We were quoted 130k for an 18sqm rear box extension (thats to a complete finish with kitchen, fixture and fittings, glass etc)

I did a side return (approx 7m x 2m) in Wandsworth, London including some reconfiguration on the ground floor (WC, utility etc). and it cost me £4k for an architect, planning and engineering and £75k for the build which included doors and windows. Then I spent £20k on the flooring, kitchen and bathroom appliances.

Sure they were hometales.co.uk. My architect was Clara and she was incredible - full of energy and ideas. My builder was Artan and he was equally great. Good luck x
