Nightmare sibling

We finally agreed to sell the family home (joint executors). We've had photos done and I've signed off the draft particulars. Sibling Is dragging their heels with signing. Arguing over silly points. Wants a higher price than both estate agents suggested. I think this is all to try and delay the process. I understand they are suffering because they don't want the house to go but there is a will and it has to be sold.

I'm having severe anxiety due to all the messages and emotional blackmail. We have probate. Not sure I can handle the stress anymore. Constant diarrhea. Can't sleep or eat. I'm literally shaking now How much would a solicitor charge to act on my behalf to get the house marketed and sold

Desperate for some advice. Anyone else had a similar situation?

Ask sibling if they want to be the executor, then they can have all the stress. Do remind them we are in a declining market so the longer they dither the less chance of selling at the crazy price they want to list at.

Or just list it at the inflated price and then reduce once you have had no viewings for a month.

They are an executor that's the problem. They are not getting on with the process. We have a huge IHT bill to pay

This sounds like a nightmare. I get it's stressful but why is it affecting you to this extent? Do you need the money in a hurry? Or are there other people as well as relying on you for inheritance?

Depends how you are doing financially but I think asking a solicitor to act as executor sounds like what you need. As well as some therapy possibly? Must be so stressful all these familial issues, wrapped up with money , grief etc Flowers

Is there anyone to support you?

Is the sibling enjoying seeing you suffer OP?

You do know the IHT will have to be paid before probate will be granted, and that you need probate to complete the sale of the house? That said, you can start to market it anticipation of finding a buyer who's prepared to wait until you can complete.

With an IHT bill to pay you’ll presumably be incurring interest so their dithering is costing money?
