Moving house - timescales

Hi

We've just offered and had it accepted on a house.

Neither are in a chain.

What rough timescales can I expect please if anyone has moved recently.

Mortgage has been approved etc.

Just the searches to do and whatever else if after the searches.

What timescales are others seeing?

At the moment it seems very dependent on location.

I went from offer to completion in 3 months to the day. There was no chain, I was renting and buying a vacant property. That was in South East, offered in September and Completed in December.

About 3 months, so long as no issues crop up and you keep pestering your solicitor.

We sold (no chain on either side) and it took 5 months. Then we bought (no chain either side) and it took 2 months.

The other crap in between, however...

It took us 6 months 😂should only have taken 4, really. The buyers solicitor were awful and just did nothing, no communication. They have 1* reviews on trust pilot. Your agent would be best placed to advise you how quick it is in your area.
We sold to FTB and our vendor was no onward chain, for context
