Any mortgage advisors on here?

Hi,

I'm looking for some advice please. I have found a pretty amazing mortgage deal with a small building society and the same rates with this company are displayed on several comparison websites today. When I go to apply straight with the lender the rates completely change. Are they allowed to falsely advertise like this?

I have asked my mortgage broker to see if he can get this deal incase its only available through a broker but he says he can't.

I thought it was too good to be true but as its displayed on all of the major comparison sites I was really hoping it might be true!

The rates on display that they offer in certain circumstances can be very different to the actual rates on applications - it's normally in the small print somewhere!

Just because they are advertising a certain rate doesn’t mean they are able to provide that rate to you as an individual, there’s lots of things that could be blocking you from accessing that particular deal, one example being if you are only putting down for example 5% or 10% deposit, lots of the best deals around at the moment require a higher amount put down.

Your specific circumstances may just make you ineligible for that product, so yes they can do that. They/your broker will be able to get the best deal they can based on your circumstances.
