Should we buy this house?

Me and my DH are currently about to be mortgage free but in a bit of a roughish area. Not too bad but just not where we want to live.
We have viewed a house where would need a small mortgage to buy (40k max) lovely massive garden, closer to DC's school etc
I really want to go for it but DH doesn't, would rather be mortgage free even if it isn't where we want to end up.
I am early 40's DH is mid 50's.
Should we just do it not?? I just can't decide what to do.

I would, and will be. We are mortgage free, but will be selling and moving this year due to bad neighbours. We will be taking on a mortgage of about £150-200k. 40 and 45 years old. £40k is nothing really for a mortgage

@Merrow to just stay there mortgage free or possibly move somewhere we wouldn't need a mortgage but to do it up.

I'd prefer a mortgage on a house that didn't need any work done over the uncertainty of a doer upper

@Whatname44 If you were both early forties, I would say 100% go for it. I'm not against debt at all and 40k seems a relatively small amount of money but your DH will be looking at things from a completely different perspective.

I'm mortgage free and it's the best feeling, but I'm in an area I absolutely ❤️
I think it's very important to prioritise happiness though. If I had to live in an area I really didn't like, mortgage free or not, I wouldn't be happy.
40k is a very small mortgage, for the sake of happiness- I'd do that if financially viable and doesn't stretch you. Maybe overpay and get rid of it quicker?
Being mortgage free is such a weight lifted - but feeling happy in your home/area is equally important imo
