Has anyone had this done and what did it entail.

Ive just received a letter saying that if i cancel the electric check with less than 24 hours notice this will be treated as failure to provide access to your property and legal action may follow. God forbid i have an emergency with my elderly mum or finally get the GP appointment to get my change in bowel habits looked into and i havent even booked the appointment yet. So there was no need for the bully boy tactics.

Sadly I have to confirm their can be some truth in that claim, though tbf the contracted electrician who came out to me for ours was really good and very professional.

When they contract proper professionals usually the absolute worst that happens is failing to turn up, or a bit of corner cutting to save time. The best is they do a excellent job. But it can be very hit and miss and a constant worry.

We have previously had some awful and downright dangerous individuals doing supposed checks, surveys or work, who have done appalling unsafe things and instead of being concerned, bullying tactics are used to cover it up.

I suspect many issues happen when the contract goes out, is accepted, and then is sub contracted. Sometimes it is further sub contracted, by that sub contractor and that's when you get the real chancers turning up.

Yes @BoobyDazzler its total crap DEFINATELY

Cowboys! total joke they did the fire alarms and security system in my bungalow and wire it up to my lights instead of the smoke alarm fuse, it as cost my a fortune as I am on a pay as you go meter, my meter as used £9.00 in 3 day that would normally last me nearly a fortnight. Now I am getting the electric company out who supply my electric to check the wiring! Everything was okay until they did they work! A JOKE!

Relax. It takes 10 mins max, they’re in and out. It has to be done so stop moaning about it.
Yes It’s annoying to have to stay in, I hate it because I feel like I can’t relax until they’ve visited because it hangs over me for the day but unfortunately that’s life and it needs to be done!

You can reschedule if you give more than 24 hours notice so if it doesn’t suit then rearrange it, if it is an ok time, then keep the appointment. Simple.
I don’t see what it has to do with them taking two days to fix your neighbours electric due to a leak…
Seems like you’re just looking for something to be pissed off about!

If an emergency comes up where you can’t stay in then you leave a key with a neighbour, phone or text your housing association to tell them who you’ve left a key with.
Not rocket science and certainly not worth ranting and raving about incoherently on the internet 🤷‍♀️

"Hodkinson carried out a qualitative survey of 14 homes refurbished by Rydon that had been the subject of a huge number of complaints. Showers were fitted next to electric fans. A toilet was installed so close to a wall that you could only sit on it sideways. Some households went for days without electricity and weeks without cooking facilities. Cupboards were fitted with wrongly size doors. Tenants who complained reported that they were treated dismissively. The striking thing was how long problems could drag out: one family’s flat was flooded in January 2014, and repairs weren’t even scheduled till September. When approached for comment, Rydon said that since the complaints were made, three years ago, attempts have been made to remedy the problems. They said the comments were not reflective of most of the residents, and that there was a good level of satisfaction among the residents now.

For tenants with more complicated requirements, the situation was worse. The Cifuentes family, one of whom used a wheelchair, was left without ramps, hoists or any means of escape in a fire, and without a lock on the front door. Repairs were so slow and haphazard that, at one point, the family had to move out for over a month, and the disabled member could only have his needs met by going into a respite unit – whereupon they were threatened with losing their carer’s allowance, their disability allowance and their car.

"There were countless other concerns, which Stuart Hodkinson reported to the Health and Safety Executive, as well as to senior officers and elected members of Lambeth and other London councils, the fire service, the gas, water and electricity boards – anyone he could think of. “The response was generally pathetic,” he says.

The Health and Safety Executive took six weeks to reply, then apologised for the “ridiculous amount of time it had taken to investigate”, but did offer two important revelations – that Regenter as the principal contractor did not have an efficient system for managing and monitoring the 14 sub-contractors on site when they visited; and that cuts to health-and-safety funding meant that their scope for investigating and enforcing standards was reduced. Hodkinson was told to contact the Trading Standards authority, but residents across different council housing regeneration schemes told him there was no point as “local authorities do not investigate themselves”

@JenniferBooth Yes I’m aware, but if a true emergency happens (ie you have to go to a&e etc) then they’re not going to charge you. You would just have to phone them after the fact and explain.

My point was that you’re fretting about a hypothetical situation which hasn’t happened yet…
fair enough you have an emergency crop up, you miss the appointment and then they try to charge you for missing the appointment- then by all means be pissed off!! I would back you up and agree that that is terrible etc

but you said yourself you haven’t even had the appointment yet so why stress about what might (but most likely won’t) happen.

I’m a housing association tenant myself and I agree they sometimes treat us badly, but I can’t see how this is one of those occasions 🤷‍♀️

When mine was checked they unscrewed every single socket to check the wires and every single light switch and light fixture then the fuse box!
Took just short of three hours and they made me pull everything out for them!!!
Cos obviously a tiny five foot woman is much more capable than two big framed six food men at pulling out fridge freezers ,washing machines and dryers.
I then and to put everything back into place while they chatted about what they were doing at the weekend!

So when they do the checks in rented sheltered housing are they going to be expecting 80+ year olds to be pulling out fridge freezers and washing machines.

That's an interesting read @JenniferBooth and I'll have a look at the organisation when I have a bit more time.
Stigma around SH will likely always be there and based on half truths, supposition and rumours because some people need a dog to kick when things are shit, benefit claimants and SH tenants are one of those dogs in our society.

Several years ago my HA bungalow was modernised, all windows and, the patio and front doors were replaced and central heating put in. It was co-ordinated to happen at the same time to avoid "unnecessary disruption" and scheduled to last a week. It went on for 6 weeks.

  1. Whilst taking out the old patio doors the mantle above the frame broke up so they couldn't do anything more until that was sorted
  2. the new patio doors were too small so had to wait for new ones, leaving me with just a plastic sheet covering the hole in the meantime 3 The front door was also too small so had to have a temporary one fitted until the new one arrived
  3. the boiler for the CH was put at the far end of the bungalow so all the exterior pipe work ran the entire length of the place.
  4. all the radiators were the wrong sizes for the rooms they were put in so had to be ripped out again
  5. The building inspector refused to sign off the boiler so it had to be moved so in a fit of pique they moved it to the outside shed attached to the bungalow

So I call bullshit on your bullshit.

Absolutely op. These are standard letters that go to ha tenants. It sounds like HA isn't for you so I think you should give up the property and rent privately or perhaps buy.? There will be a million people who would be very happy to take on your property and put up with the 'inconvenience' of safety checks Shock

Possibly not a 'fit of pique.' It's possible the building inspector said its emissions were unsafe, or as positioned. If it's shoved in an outdoor shed, it doesn’t have to be replaced or made safe to live with. Gets around a failed inspection report.

Thankfully not I would have completely lost my mind if I had. I just had to be there to let them in (so was an hour late every day), and my lovely neighbour who was retired (now sadly passed away), kept popping in to keep an eye on them. The only day I had to completely take off was the one when it was discovered that the patio doors didn't fit and they had to bugger off to who knows where to get some plastic sheeting, so even with lovely neighbour being around I wasn't going to leave home whilst there was a gaping hole in it.

TBF to the HA they terminated their contract with that particular company after the whole sorry saga and gave me 3 months rent free due to the stress and disruption. I must admit though when I get a letter with the words "Planned Improvements to your home" on it I do tend to break out in a cold sweat.

ETA the missing bit. My employers weren't happy that I was an hour late every day and I was docked an hour's pay every day for those 6 weeks so I lost what amounted to a full weeks income.

@Maverickess after booking this electrical check for next Monday which Macintyre agreed to i get a phone call this morning asking if they could do it this afternoon as they have had a cancellation (its more likely they have another one round here somewhere and want to do it at the same time. I said no as i have an appointment elsewhere this afternoon which i booked four weeks ago. They really do think we are at home all day every day.

Well ive been proved right. On Sunday i said to DH Whats the betting they suddenly decide to change the fuse box now there is a heatwave. Lo and behold they turned up yesterday with no notice. Expecting me to have my fridge freezer and chest freezer turned off for HOURS in this sauna of a flat. No no NO! the electrical check was done back in JANUARY five months ago. An isolater was fitted at the beginning of last month also by a contractor who turned up with no notice and electric was turned off for that but this is a longer job.
They have had five months. FIVE MONTHS we have had a cool spring. This flat gets far too hot in the summer to be turning the bloody fridge and chest freezer off Im sitting here in a soaking wet T shirt because its so unbearable.
