Social housing electrical check.

Has anyone had this done and what did it entail.

Ive just received a letter saying that if i cancel the electric check with less than 24 hours notice this will be treated as failure to provide access to your property and legal action may follow. God forbid i have an emergency with my elderly mum or finally get the GP appointment to get my change in bowel habits looked into and i havent even booked the appointment yet. So there was no need for the bully boy tactics.

Wow @JenniferBooth you are massively aggressive.

If you read your tenancy agreement you will have signed to agree to the fines etc. They letters are just a standard template that they send to everyone to cover their arses because most people never read the small print.

As a private homeowner you are not guaranteed to be able to get anyone out on a Saturday night, electricians are allowed to have a weekend too. And for the record there is nothing an electrician can do when the issuebis a roof leak, they cna only isolate the electics to make things safe. On a saturday night that would be to turn off the electrics until the leak can be resolved.

H&S will not allow a roofer on a roof to fix a leak whilst it is raining. It isn't safe.

You are getting irate about something that is perfectly normal for every renter and responsible home owner. You need to chill.

@huggleguggle oh my fucking God His leak was in 2020 during the summer. they didnt start these checks till late 2021 ive been here thirty years and this will be my first. and i havent been affected by water damage his flat is right on the end mine is in the middle

You haven't had your home rewired in all the time you've been there? If that's coming for you then you may as well get it out of your system now.

I had one, they checked that every bloody socket in the house worked, took ages and the light fittings too

house was only rewired a couple of years ago

When mine was checked they unscrewed every single socket to check the wires and every single light switch and light fixture then the fuse box!
Took just short of three hours and they made me pull everything out for them!!!
Cos obviously a tiny five foot woman is much more capable than two big framed six food men at pulling out fridge freezers ,washing machines and dryers.
I then and to put everything back into place while they chatted about what they were doing at the weekend!

Is this the first time they have contacted you to arrange the electrical safety check or have there been previous failed attempts to gain access?

I work for a subcontractor for housing associations, the work we do is also a legal requirement, just like electricity. If the tenant doesn’t let us in or isn’t there at the agreed time, we charge the HA for it. This happens a lot and costs the HA a fortune. If it happens a number of times for the same property, I’ve seen the HA go to court for access.

We have a council house and these checks are done via a private company with our council. You can ring or email the company and ask for a time that suits you. Its nothing to worry about, just standard safety check.

HA's don't allow you to book your own electricians/gas safety inspectors, it has to be 1 of their contractors.

I had my electric safety test done at the beginning of December, it was over and done with in half an hour.

ETA my HA are great. My boiler packed up last Tuesday evening, they came out on Wednesday morning and got it back up and running. We don't get any rude letters either. They send an appointment and allow you to change it if it's not suitable. They also ring half an hour before they arrive to make sure someone will be there. Very handy as DP works a 10 minute drive away so can be there to let them in.

So you've booked it? How is that different to booking privately?
Do you know how often tradesmen for homeowners don't turn up or get delayed on another job, when you've booked time off to be at home? It's life it happens. They've just asked you to book an appointment. It's not unreasonable.
You sound very angry about a legal requirement being carried out at no cost to you.

The letters are worded really aggressively though mine went on and on about how I could and would be evicted if I didn't comply with my mandatory inspection he gets there asks me if I've had any problems checks my light fittings rewires my cooker (as a favour because argos put the wrong cable in) and left that was it he unscrewed some bulbs chatted to the cat and finished for a couple of years

If you don't like THEM abiding by their legal obligations you are free to seek alternative accommodation, a private landlord would have the same responsibilities and as a hinge owner about only would you need to get it done you'd also need to pay for it. We all have to have things done that are an inconvenience we have all experienced contractors not attending or not when they say.

I will say though there is an expectation of you just waiting it out when there is water pouring through the ceiling I was told just turn the water off we will be out in the next day or so I said isn't that illegal? Leaving me and the kids with no water he whined can't you go to a neighbours house?...im potty training a child and pregnant no im not knocking on my neighbours every few minutes

I would’ve told them I had a bad back and I won’t be moving any furniture or appliances. Let them crack on and do it themselves

Got a threat of eviction for not being in for an appointment I knew nothing about I pointed out they text me five minutes before the appointment and I was thirty miles away by that point they said they would rearrange they didn't i was going to call but then they showed up and did the job fabulous! Then I received a letter telling me that I had denied access for a repair and I needed to make contact or pay privately so I called they asked me if I was SURE they had been out and completed the repair? Either that or someone has stole your van and uniform and is going around repairing things for free... they are going to "note it" apparently but the repair is still showing as outstanding due to non access 🤦‍♀️ my HA is one of the good ones

I though they were coming in less that 24H that you were outraged it didn't give you time to cancel if you had a doctors appointment or emergency.
This is what normal people do. Book the tradesmen then work around it with a bit of leeway in case they run late
