How to be fair to everyone?

I am married for the second time, with three children- two from my first marriage and one from my current marriage. I don't yet have a will, but my new year's resolution is to get one sorted. Only real asset I have is a house, joint owned (tenants in common) with DH. DH has other assets, inherited from his side of the family that i would inherit if he goes first. I want to leave all my DC an equal share of my assets, but worry that a) if I go first, most will go to dc3 and b) if I stipulate an equal split of my share of the house it would make things difficult for DH and DC3. For context, DH and I are early 50s, DC 1 and 2 are 30s, DC3 is teens. What's the best way to write my will?

You could split your half of the house between the 3 children but with a stipulation that DH can stay in the house until he dies?
