Paris - what area/or hotel to stay for a brief sightseeing 3 night stay?

So in the New Year for DS birthday we've all decided to do a mini trip to Paris - see the sights e.g. Eiffel Tower, Champs, maybe Louvre etc. shopping .

Ideally like to be near the Eiffel Tower for ease etc,

I know nothing about the areas but think they are in districts? So recommendations on area or hotels in fact would be fab!

Not especially close to the Eiffel Tower, but a great area for sightseeing (easy stroll to the Louvre, left bank, Notre Dame etc).

The Marais is a lovely district, lots of history and culture, or Montmartre. My top must sees for a 3 day trip:
Musee D'Orsay (would choose this over the Louvre);
Bateau Mouche (boat trip);
The Marais, wander the streets, buy falafel, bookshops, quaint bars etc;
Jardin des Tuileries if it's dry;
Climb up to the Sacre Coeur;
Wander the Left Bank streets, the booksellers along the Seine;
Ile St Louis is just lovely too.

Personally my favourite place in Paris is the Rodin Museum but depends if you like his stuff.

Eiffel Tower does give you a great view but do you want to spend hours queuing? Would say same about Louvre.

Def book Eiffel Tower tickets online in advance.
I agree that Marais is a good district to stay in too.
