Thoughts on Boxmoor?

Hello!

I would love any Mums, especially Mums with young children 0-7 to give me an opinion on Boxmoor.

I am pregnant with my first and currently live in London. My family live in St.Albans so half the purpose of moving is to have a lot more space and still be near family. I also want to be in a 'nice' area with at least decent catchment for schools.

For St.A, there is little to nothing for 650k in a decent area near schools. We need 3-4 bed with garden and this includes space for two offices and storage so at least 100 SQM minimum we both work from home. It is literally impossible.

We have found a lovely place in Boxmoor but I have literally no clue about the area. I am just sceptical about prices when I just don't know what it is like. I personally don't plan spend too much time in Hemel itself and probably see myself staying in Boxmoor/Berko for day to day. Can children in Boxmoor easily get into schools in Berko?

I personally wouldn't go Welwyn, Luton, Stevenage etc etc. Would really appreciate peoples thoughts?

Congratulations on your pregnancy! Within Hemel, Boxmoor is one of the nicer areas, but for that budget you could probably get something in Northchurch or Berko, certainly a 3 bed with potential to extend if you don’t mind a project and don’t need a 4 bed right away. If you’re planning to spend most of your time there anyway why not?

It depends which primary you’d be looking at in Berko - some you will barely get into if you live on the road, others are undersubscribed. They are actually all pretty good although Ofsted reports differ!

You would get them into a primary school there though if that’s your goal and you aren’t overly fussed which one.

Well the reason we need four bed is because we would need somewhere to work. Two people working from home, a bedroom and baby room. We find that most 4 beds are usually box rooms anyways so more suitable for office space in general.

We are putting in offers and seeing what we can get!
