Solicitor advice for claiming compensation off private landlord can anyone help

Hoping someone can help me.
I moved into a private rented property in 2010 and previous to this I had controlled asthma . Fast forward I now have chronic asthma aspergillosis and chronic hypersensitivity all due to my rented property being damp and mouldy.I have also had to put up with mice and cockroaches and this is still ongoing. The mould has destroyed so much of my belongings and the mice have chewed through my towels bedding clothes tv cable.
my property has a permanent damp smell which when it is really bad I have to wear a mask.
I also had no proper working toilet for 2 years and the last several months of this I was having to empty the toilet by hand and use my neighbours toilet.
so not only has this property destroyed my health which I had to give up work as I am on so much medication now and using a nebuliser machine 4 times a day it has also destroyed so much of my belongings.
I went to citizens advice and they were so nasty abrupt to me.I have done a bit of research about writing letter to landlord but I’ve no idea how to write it .

I have not stayed in the property now since 30th may 2023 as I am unable to breathe properly and can’t cope with the mice and cockroaches.
any help would really be appreciated.

You would need to report the property to Environmental Health for inspection and assessment in order to have a disrepair case to bring against your landlord. You can also claim compensation for damaged belongings through a small claim: although again, you would need to be able to provide evidence that the mould was caused by damp due to disrepair and not your own actions (i.e. condensation.) Make contacting EH a priority.

EH are all ready involved.I have proof of mould affect my belongings also letters from consultants from Bromptom hospital and Southend Hospital stating the property is the reason for my chronic lung disease.
I was told to write letter to landlord stating I would like to claim compensation before even seeing a solicitor is this correct.

You’ve been there 13 years? I’m not sure how to ask this tactfully but why have you stayed lit is it a recent deterioration. The letter is called legal letter of intention or something like that but citizens advise usually have free templates.

What action have EH taken or told your landlord they must do? Have they ordered repair action? What has your landlord’s response been?

You can send your landlord a letter before action setting out that you are seeking compensation for damage to belongings and disrepair.

But you’ll need the reports and letters from EH to then evidence your claim if you intend to make one. Medical letters stating that your health is affected by mould aren’t necessarily evidence that the mould is due to disrepair and your landlord’s fault, as mould is predominantly caused by poor ventilation habits. Likewise, pest infestations often due to improper food storage. For your landlord to be held culpable you need EH’s written opinion that neither of these are the case, and your landlord is in breach of their responsibilities and you should be compensated.

Aspergillosis is a serious risk to human health.
Make sure you report ALL health issues to your doctor and it’s on your GP formal records.
Is this property paid for by benefits?
Why have you not been able to move out after all this time?
Are you in any personal trouble as it seems odd you have had this property for such a long time when it’s in this condition and there are a number of health and safety issues
