Has anyone ever used "we buy any home" type service

Hello
As the title, has anyone any experience of using one of these types of firms and would you recommend if you have? Or would you advise to avoid them like the plague!
I am looking to sell a second home and i understand it might be a bit less money but it would be a lot less hassle!

It would be significantly less money. We looked when my mum was trying to sell quickly.

Our neighbour used them after two sales fell through. She accepted what was a well below market offer but wanted to sell quickly.
Just before completion they dropped their offer by 8 thousand ( without good reason) At that point she backed out later selling to a young couple still at a bargain price.

I haven't and I suspect that they offer rather silly prices. However, if you want to sell quickly, it's a solution. It would probably be quite useful in a probate or care home fee sale situation, where you just want to get rid/get the money for the care home fees.

I'v enever used them myself but have heard they generally know the people they're buying from are deperate, so offer low then string them along for a couple of months with surbeys and things, by which point the sellers are often even more desperate and so they sya it's even less or they'll pull out.

It might be there are legitamte ones out there but it seems like the majority are conmen.

I used one. About 4 years ago, sold very quickly and only a couple of thousand under what I had originally bought it for. They were great! Handled everything, I had no fees to pay.

Dh and BIL used one when selling their parents house. At the last minute they dropped offer to £10 grand. Absolute shitehawks

I have a mortgage on the property so i dont think i will be able to sell via an auction.

My daughter was contacted by them last year. they were up for sale for £275k and National homebuyers offered £223k.

My family member used one - they offered about 250 for a 280 house. She sold to her neighbour who bought it for the same 250 and were fussy about who might move in. This was during Covid. Neighbour did up and then sold on I think.

I sold my late parent’s home using one of these companies and actually got lucky and got nearly full asking price for a tricky to sell property.
I was stressed using them as it seemed nearly too good to be true. I googled the solicitor that they used and read reviews etc and decided to go for it. The property needed a fee to be paid to the management company of my parent’s home and they paid that as well as all the solicitor fees, plus I saved the estate agent fees.
The money was in my account 10 days after I first approached them.
I approached them again two years later about my other parent’s also tricky to sell property and the offer they made wasn’t as good. This property did have a big legal problem which I have now managed to sort out.

I work in property and can tell you that the ones in my area (capital city in Scotland) skate a very fine line between "technically legal but shady and preying the vulnerable" and outright scamming and criminal behaviour.
