I think it’s overpriced for a semi, even in St Albans.

I also hate the sign and the flat-roofed extension and the ground floor bedroom and the fact it’s got one only bathroom. But they’re not insurmountable, so I think it’s the price. Or the proximity to the railway.

Its pretty and has some character on the outside but inside it could be a 90s build. Flat roof, loads of grey, dated interiors, plastic floors and surfaces. It seems like a lot of money for a semi that needs a big refurb.

I don't like the writing on the house either but that wouldn't be the biggest problem, that problem is the extension, the flat roof and the size of the living space. With 2 really good sized bedrooms it just makes the living space look even smaller. Also the extension is in a totally different style to the house, the frond window look out of place and the flat roof looks poorly done on top of it being a flat roof which is an issue in itself

I think you'd need to take money off for turning that extension into a living space, reconfiguring the whole of the downstairs and putting in a bigger kitchen. It would be worth getting planning permission for the second story extension so it looks like next door which is really nicely done.

The house has potential but it's expensive for a house that needs so much work to reach it.

The people buying had an issue with their own property, they need the council to approve something. Who knows how long it will take. The house was sold and everything was pushing though and then the problem was discovered and its on hold.

This almost manages to make it look like a completely different house! These pictures are superior to the newer listing, especially with the black shower shown properly.

Sadly, for an old cottage-y property with a lovely outside space, the inside really doesn't sell the charming, rural lifestyle you'd expect.

Internally there's no character to speak of, yet it's not styled in a contemporary way either, so looks like loads will need spending to either put the character back or else bring it up to date.

We've taken on similar properties and know what it costs to re-inject style and charm.

Is the work required factored into the price?

I'm not familiar with the area but know that St Albans is expensive. Nonetheless, for a semi with issues (the proximity of the railway line would put me off and the current cost of building materials/labour might deter some buyers ), it seems pricey imho.

Ironically they re-took as they clearly didn’t want people to know it was listed back the previous July when it was clearly summer!

But this isn't what the house looks like now? The bathroom for example has been redone (for the worse).

Sadly it looks like it's been devalued in the past year...

Strikes me as a 3 bedroom house, and 2 of those bedrooms are quite small. It looks like it's been overextended on the ground floor and not extended in line on the top floor. Any scope to reduce the price?

I don't like how the first photo is of a shed and there's several photos of a tree stump. As others have said , the bed linen needs to be more neutral, shower shouldn't be so obtrusive in the photo and the lawn could look a little better. There seems to be a lot of leaves or brown areas on the lawn which could be sorted out.

I think it's non-offensive. It's ready for someone to move into without it feeling like it needs to be gutted, but looks easy enough for someone to put their own stamp on it.

Crazy though, that house would be no more than 400k in my area.
I know it's a thing, but it still always shocks me when looking at houses on here, the vast difference in price around the country

It’s not really a four bedroom though, it’s got a sitting room that’s being used as a fourth bedroom. I always discount houses where one is downstairs. If you take that away you are left with a master and two singles realistically.

See, for us this set up would be perfect as we need a downstairs bedroom with en-suite. It does also have a separate living and dining room.

I did find it all a bit too grey, and a bit dark, but it looks like it was a damp day so wouldn't have helped.
The main thing that would put me off, apart from not in my area, is the train line right next to it. Not a lot your mum can do about that, but it's what would make me decide another house over this one.

the photos are very confusing. I looked at them before I read the blurb, and only then realised that it was a semi not a detached house, and then disappointment kicked in.

And the floor plan suggests only one decent sized bedroom and two box rooms upstairs. I’m discounting the downstairs room that is a called a bedroom on the floor plan because I don’t think most people want a downstairs bedroom.

I think it’s overpriced for what it is, even on the outskirts of St Albans.
