First photos are terrible. You need one looking straight at the house.

The grey beam needs painted white.
Brighten up the main bedroom.
Lose the brown bedspread.
Get the bathroom photo taken at a better angle.

Why is there massive vase of flowers on the hob? What is it hiding?

just looks bizarre, if there isn't somewhere sensible to put a vase of flowers don't have flowers!

Definitely turn the upstairs office back into a bedroom, yes OP. I know its only staged, and it'll only be a small single or nursery but at least it'll be a bedroom. Can you beg and borrow the bits to do it?

I thing that would put me off is that it’s a massive plot (hence the price) but a relatively small (for the plot) house. So it ends up feeling a bit overpriced unless you really, really want land.

I think it's the pictures rather than the house.
I'd prefer a front on shot of the house (that doesn't emphasise road and rail bridge).

Were they taken on a dark winter day? They all look very yellow. Changing the lightbulbs to white and getting a better photographer who takes more of the room and less of the ceiling would help immensely.

I don't think there is enough photos. They haven't photoed every room which is odd. Makes me think there is something wrong. It's very beige/grey

For that price I would want more photos inside and less outside!

i think there should be more photos for photos of that price other angles of each room.

Its a lovely house, decor is nice.

perhaps close up table and chairs in the garden show it as a usable space- selling lifestyle not house and all that jazz.

It looks like the main photo is somehow trying to deny it is a semi detached, I would centralise the house a bit more in that one. Agree about the writing looking like a pub. It is a bit out of the ordinary and you have to work out to figure it all out, I give up on 'odd' houses! I would make the photos a bit more traditional and more inside, the outside is a bit overdone and again you think what are you avoiding?

I don't know the area so can't comment on the price. The flat roof extension would put me off and inside is quite dated, does the price reflect that?

The only thing that jumps out to me is awful light fittings but they’re easily changed.

is it semi-detached? That’s not clear to me.

I'm confused - its not clear what the semi-detached bit is - ie which bit is your mum's house and which bit is the neighbours from the front. Sorry for a cottage its not very cottagey.

I think the house looks lovely and wouldn't change anything to sell it. Maybe the photos could be a bit better.

It's a nice house but it needs complete reconfiguration/extensions upstairs to make it really work for a family. At that price I'd be looking for a house already done up.

It also says 1 bathroom in the summary but on the floor plan there’s a family bathroom upstairs and an en-suite downstairs. That makes a big difference!
I also don’t see a photo of the utility room or the 4th bedroom. I don’t think one of them being set up as a study is an issue, people will work out that it’s big enough to be a single bedroom.
I think people will look at the photos before they look at details on the floor plan. They definitely need redoing.

For me and DH, the flat roof extension would put us off (as well as the grey, can't stand the grey trend that was in a few years ago).
The flat roof is really inefficient at keeping heat in so will increase heating bill and also looks ugly. DH is really clear on no flat roof whenever we buy. Not sure you can do anything about that now though.

A few things I noticed that haven't been entirely picked up on...

The leaves... they really just make me think I'm going to spend all winter raking and clearing and mulching etc (I actually work a job that involves this so maybe I'm biased)

I also didn't like that the lights are on in every photo. Makes it seem like it must be a very dark and gloomy house even in the day time.

The living room needs a small pop of colour to wake the photo up a bit. I tend to be able to look past cosmetics but that one in particular feels flat.

I don't love the decor but wouldn't care as I'd want to change it anyway. The sitting room looks a bit poky even though it's a decent size... I don't think that white sofa under the windows is helping, maybe trying having the sofas aligned along the back wall facing the windows and take the picture from the window side. There's no picture of the main bathroom and going by the floorplan it looks small. I would use the downstairs bedroom as a big sitting / family room and want to add the downstairs bathroom to the utility instead, probably as just a toilet. So this would cost and remove a bedroom (and the big bathroom). Big thing is obviously that it's right under a railway line, that will knock a lot off the price. If trains aren't too often or overnight then may be worth mentioning it at the outset - I've lived even closer to a trainline but I only moved in after checking that they don't go overnight. And it didn't have a garden... I don't think I'd have moved in if it had unless it was priced as having no outside space as I wouldn't have wanted to use it much. So I would consider it a three bed with the potential to extend, poky rooms and an almost useless garden. I think most likely it is priced too high, possibly by quite a lot.

I was expecting original features and a lot more character. It’s very bland. I don’t like the downstairs bedroom. Apart from that, this could be turned into a lovely home.

Who is the target market? it's very far from a station which will put people off.

Not sure why people go on about decor, a rug wouldn't make me buy a house!

The outside it lovely but the inside is - meh. Huge potential when renovated but I wouldn’t pay that for it as is.

It's a nice house but I wouldn't be keen on the rail tracks being so close. Is it the main line?
