I would not let them in!

5 years ago we had viewers to our house which was for sale. A retired couple arrived with a clip board held out in front of the man. They came in and were a nightmare. Opening my windows, wardrobes, kitchen draws, running taps, jumping up and down on my floor, taking photos, flushing toilets, and much much more! After 3 hours I had had enough and said we were going out so they would have to leave.
We never heard from them again but the owner of the house we eventually bought said she had had them view hers and they had stayed 6 hours doing the same things.

I later found out they are serial house viewers and do it as a "nice day out".
Anyway we are now moving again and low and behold who turns up at the door, only Mr and Mrs pain in the arse. I did not remember their name or I would have refused a viewing. Same as last time clip board and pen ready.

The moment I opened the door I recognized them.

I was so angry with these time wasters I just said "YOU AGAIN! FUCK OFF! and closed the door.
I feel better now.

So, they have already done 6 hour visit to your property (the seller who sold to you) and wanted to see it again? What did they think had changed?

When we were selling our house, the man kept turning on taps, flushing loos, seemingly to check the water pressure. We also had a huge detached garage, which housed my DH’s precious classic car. The man was quite incredulous to find this out, but we guessed (correctly as it turned out), that their intention was to split the house into various ‘lets’, and probably turned the garage into a self-contained apartment.
To be honest, we really didn’t care what they did, though I did feel a bit sorry for our neighbours………

I can see why snooping around other people's houses is a fun activity, but surely most people would have seen enough after 20 minutes?

Good for you OP for telling them to fuck off this time. I'm moving in the next year or so, and will definitely work out a 'go away now' script for anyone who outstays their welcome, treads mud in the house or has very unruly children.

Love this. I'm just imaging they end up on all these ban lists from estate agents and one day do actually want to buy a house, but they are rejected from any viewings. Now that will be the best revenge

Prettybutdumb That's terrible! When we viewed during covid times it was strictly 15 minutes in and out. And no children allowed. Yours sounds awful!

I know a couple who does this, go on house viewings as a hobby I mean. They are pretty open about it, they say that they like to look inside houses, and that they are curious. They are early retirement age.
They are a very nice couple though, so I hope they don't act like the couple you met! I think they just look around, and then leave.

Interestingly enough, the couple I know, they actually move house quite often. They have lived in 4 different houses in the same county during the last 10 years. So maybe they are just very interested in houses!

OP, by the way, you did the right thing!

Well they're not that nice are they? If they're happy to get the seller's hopes up and waste their time cleaning and preparing for a viewing. They sound selfish and moronic to me.

Every estate agent near us now need proof of a mortgage offer or cash proof to let you even view houses which stops this kind of thing happening.

I've sold 2 houses and there's absolutely not a chance in hell I'd allow people to act like that arpund my house or stay for that length of time

I agree that it is a very strange behaviour.

I get curious about houses in my area too, but I'm happy just looking at the real estate photos online.

Your estate agents are working for you and should be checking viewer’s position to buy - presumably this couple have no intention of buying - your agent should be sifting them out. Seriously, you need to have a word with your agent. I mean, I like seeing the interiors of other people’s homes too, but it’s not my hobby 😂

3 hours is far too long, but most of the actions you list are reasonable things for people viewing houses to want to check. If you're taking your wardrobe and kitchen cupboards and they're not built in, there's no reason to check them, but checking windows, taps and toilets and taking photos is perfectly normal.

Definitely not on a first viewing. In fact, I’d be very suspicious of anyone doing this on a first viewing and assume they were casing the joint.

They were bonkers. Visiting each room several time, measuring everything and writing it on their clip board, ticking things off the clipboard, scores of questions, attempted to lift the patio door out of its frame before my husband stopped them. Sitting down to look at the view, jumping on my wooden floors to see if they make a noise, asking about the controls on oven microwave, dishwasher etc. 4 or 5 circuits of the garden. Watching and timing how many cars went past. After 2 and a half hours I said we were going to our sons house for dinner so they would have to go but it took another 30 minutes to get them out.

I bet they've got some sort of scoring sheet at home that they go through later and rank your house in comparison to those that they've seen before!

It may be 3 hours in your house (or 6 if they can!) but I bet they get days and days of enjoyment out of it afterwards, discussing how they'd change things, etc!

In this couple's case, I bet they're really wealthy and have a few hundred K sat in the bank. They'd already told the EAs that they didn't need to sell a property, so sharing a copy of a bank statement showing they've got a pile of cash is probably enough to show that they are able to proceed, even if they've got absolutely no intention of doing so!
